Sorry, i think your wasting your money in the wrong areas. I would certainly not spend $25k. People are particular about security systems (from very cheap do-nothing functionality to video surveillance) and some think solar panels are very unattractive. The surround system, however, may be of some interest to a buyer in that price range and Bose is where it's at provided the iPad and iPod docks will be easy to upgrade (we faced this problem). Of course, all this is just my humble opinion but i do live in a very high end neighbourhood where your price range and up are the norm. You hear many different reasons (some are very odd) why people end up buying or not. The home next to us has been on the market for quite some time and was asking $5M. They dropped the price over time to now $4.5M and just this past week added about $75k in landscaping the back yard with only trees -- 40 white pines, 20 cedars (so far) and a little more to come. You have to ask around and get the feel for what's happening in your area.
