No Problems in 5 years

Just thought I would post in a few weeks I will be starting my 5th year with my 10x12 HFGH with no problem.

No yellowing of panel's.

No problems with the sliding doors No wind damage.

I have had 80 mph wind snow storms Ice storm and have had nothing break or fail.

Will soon fill it with seeds to start another summer of flowers in our flower gardens.

Good thing it held up I have had back problems last 2 years and in June I had 4 artificial disc's put in my back and still not able to do much but it is getting better hope to be going strong by summer

Hey gardenerwantabe, good to hear from you again! Sorry about the back surgery, but I hope you will keep making good progress at a fast rate. No doubt you got behind in gardening AND car restoration during the summer!

About halfway through my third year here. No wind damage, no door problems. My panels not shaded with Aluminet have clearly yellowed, but thankfully no signs so far of any holes or cracks that a few others have reported.

Here is how my greenhouse looked in 2007 (click to enlarge) right after building the Aluminet screens to shade the four central panels on the south side.

And here is a pic I snapped this morning of the same south side. The two unprotected panels have yellowed more than the others, especially towards the bottom.

I remain a very happy camper in spite of the yellowing. If I have to replace some panels, IÂll still be money ahead with the HFGH. I am thankful that all the great info here gave me the courage to take the plunge. Without gardenerwantabe's and others posts, I am pretty certain I would never have experienced owning a greenhouse.

I have maintained ,what I call a GH since early 80 with many alterations operating methods,heating,cooling systems
Most severe damage was from hurricanes which took out the small one entirely but only damaged the large one.
When repairing the damage i thought a good time to create the "PERFECT GH" lol After MUCH consideration I went back to the very FIRST plan .More management than equipment lol. Remember thinking this will be so easy since the climate is so mild . WRONG lol
Good luck with you're continued success, Can relate to the back . Thought I was going to die when hefting shade panels up to the roof.. Two things I most regret that I didn't build into the original was "glass walls " where it attaches to the house. Gable roof not for snow loads but for leaves that collect on top. Would easily have cut the maintenence in half over the years!!
Since I'm pushing 70 I don't see many "modifications ' in my future except "Learn Spanish " So I can talk to the lawn people lol. GOOD luck !! Who knows what ma nature will dish out next year??!! gary

Ok - now for THIS house! I totally agree with Beautiful Remodel - proportion is a must. Instead of all the Zinc & Copper - how about considering something more naturalistic like the horizontal wood highlighted in the posted picture with the UP date. I also think this might add some color contast interest to your home? And, since you are going with such a neutral color - if there are certain windows - overheating your home - what about some modernized Bermuda Shutters? Sure would cut down on cooling costs as well. I definitely see this is supposed to be reflective of a "Spainish" inspired home - but the arch is very much dating everything you do - yes - take it off. IF you are just dying for some Stucco - I went back to the home I grew up in Albuquerque and down the street someone had made a Stucco Wall - which came out around the area of the front door - and they had made an area like an enclosed courtyard - while this was done with traditional materials - perhaps you could do this with your zinc or perhaps some red-wood colored stained Cedar Boards [horizontal and on metal posts??? - for a modern take] - it was NOT so tall it covered the face of the home - yet it was appropriate and provided privacy and SHADE! So important in these areas. It was very much a cool respite. There was a water feature - (recycling pump) they had made from a lovely tall - very tall pot - and some vines growing down one wall - It would make a GREAT entrance to create something like this and it extended the size of area which could be used outdoors as yet another room. You could even do the surface with flagstone set in Pea Gravel? AND - I got a GREAT catalogue from a place in Santa Fe - called "High Desert Gardens" - Or High Country Gardens - not sure . . . with all kinds of beautiful indegenous ground covers, grasses and beautiful flowers which WILL bloom and add some color. I do think you need SOME color here. Colors found in the desert. just some thoughts - I applaud what you are doing - the asthetic of it all - but in moderation????

What I hope will die sooner rather than later are all the wires all over the place. Drives me nuts. I’d like to see table and desk lamps become wireless too. It would be helpful to easily move them about for certain tasks. What I think will die (although it will be a good 10 years or more) will be the TV. The idea of the family gathered around one black box is already dying, as everyone’s tastes are so varied that little is agreed upon. So, tween goes upstairs and watches Justin Bieber, son goes gaming, Mom watches HGTV in search of more bland granite counter-topped interiors, and dad watches news and sports. (We just keep the big TV on NPR or PBS in case the neighbours are peeking in.) I also see a day when, even when we want to watch communally, we sync up our iPads and each watch it, albeit in unison, from our corner of the room (no need to all be facing the same way). Or projecting from one device onto a wall, if we really want that common view the odd time. On a similar note, while not a tech thing, I think open floor plans will decline a bit in popularity. It’s just too noisy. Do I really want to share your xbox experience? Do you want your music drowned out by my food processor? Who wants to do homework with Adele lamenting her latest breakup all over the place? (That woman’s a mess. And now she’s divorced, gee, I wonder what the theme of the next album will be.) Now if you’ll excuse me there’s some kids cutting across my lawn...

Need help with remodeling a kitchen if selling in 5 years

I agree that this is a question that requires realtor input. I recently put several times that into a kitchen upgrade, but my kitchen was 40 years old and starting to function badly, and the value of my house would totally support a total overhaul (meaning I expect to more than get it back) even if we hadn't done it to enjoy for ourselves. There's no guarantee that the same holds for your kitchen. If your husband "owes you a reno," I'd hold him to it but scale back your ambitions. Think about the smaller changes you'd get the most out of. I think that the wood flooring will totally pay for itself, but there's a good chance that, no matter what you do in the kitchen, any buyer will consider it a gut and start over. So I'd put a few extra flooring pieces in the basement to support their doing that (for them to weave in under where the peninsula was, say), and keep it simple otherwise. [Make the flooring dark enough to contrast with the cabinets and trim, but not so dark that it's a maintenance nightmare.] 1) replace the counters. do a nice Formica that will make it feel fancy and new, even if that's a more expensive choice -- some stone look, say. or Corian if you see one you like -- that has the advantage of being able to do an undermount sink, but you might or might not like the feel of it. in either case, cut down the raised bar area to counter height, which will make the space feel larger and more open. (that will require new stools too.) 2) at the same time, get a new sink, preferably a large one, with a high-arched faucet. that little change can make such a difference when you're washing pots and pans that you'll feel like a queen. 3) change the wall color from a yellowish hue -- cheerful, but making your oak as yellow as possible -- to something in a cooler taupe or a warm gray. 4) change all the tiny knobs to larger nickel knobs or pulls. a small investment that makes a major change in how things feel. I know I didn't include the color of the cabinets. staining and painting cabinets are huge projects, there are many ways it can come out badly, and having them done professionally will cost you more than it's worth. put them in a new context, get a counter you love, and your kitchen will probably feel new enough that you can live just fine with them until you sell -- and you won't have to face the cascading questions of how to handle all the other oak doors and trim in the viscinity. I also didn't mention backsplash. if you haven't missed having one to date, then save yourself the grief and just pick a paint color that goes with your counters and skip all the soul-searching about tile. or find a simple tile and live it up. neither option will break the bank.

I have not been on this site for about 5 years so I thought I would drop in and say it has now been 10 years and my HFGH is still going strong.
NO yellowing of the panels' this past winter I had 10 inches of snow on the roof but no problems, The modifications that I did have proved to be well worth the effort.
I wonder if any of the posters from years ago are still here.

Howdy gardenerwantabe, I still check in here. So glad to hear that you and your greenhouse are doing well.

I'm jealous of your climate, if that's what keeps your Harbor Freight panels clear. My roof panels practically disintegrated two years ago, so we replaced them. Now I badly need to replace all the wall panels (as soon as my hectic schedule allows.) Aside from that annoyance, the greenhouse has been structurally sound, and harbors an astonishing number of plants year round. I do enjoy it.

I send a grateful tip of the hat, more often than you know, to you and many of the posters from years ago. Thanks for pioneering many of the modifications that have allowed our greenhouse to be going strong for the last 7 years.

It would be nice if some of the early owners of the HF 10x12 would pop in again.

Mudhouse glad to see you are still here and enjoying your greenhouse.
Due to health issues the wife and I don't use the GH much anymore but it is still standing strong and looking like it did when I built it.
I was worried this past winter it had 10 inches of wet snow on the roof but it stood that way for weeks before it got warm enough outside for it to melt.
About all we have in it anymore is stuff to eat we have tomatoes growing in it now and she has some other items started also.
I just happened to think about this forum and decided to drop in and see if any of the people who were here years ago was still around.
Years ago I was driving a truck and I would stop at the Sherriff Truck stop at.Las Cruces NM that was in 1975 is it still there.

gardenerwantabe, I am pretty sure the same truck stop is there, but it's now a Love's truck stop. Same place new name, I believe. (DH and I will meet you there for breakfast if you say the word.)

Glad you are able to use your greenhouse for tomatoes and other things. I should use mine for edible things but I have too much fun growing silly things that aren't practical.

Health issues do shape how we do things here too. I am currently staying with my Mom, recovering from a knee replacement surgery, and my plants are still patiently waiting to be freed from the greenhouse for their summer on the patio. But the screens on the side keep them happy, even though our temps are starting to move up.

I'm retired no longer able to drive very far in a car much less a truck.
I'm in my eighties so I may not be around much longer.
This forum is lucky to have someone like you that is willing to share your experience with others I know you spend a lot of time helping others.

My wife told me this morning we have a tomato plant that has 10 buds on it.
Weather here is still cool but it is going to warm up next week, I just hope it don't get too warm then cool off and have severe storms.
