I want to expand my porch so I can have room for overnighters, add a carport, and create curb appeal as well.

I've had quotes to change porch to a gable roof, very expensive, or could leave as is with slooping roof, not as visual appealing. Want curb appeal, as this view is lacking. Suggestions are greatly appreciated. Thank-you!

    A sunroom can be a good idea to add for a porch so that it can be used as a living are too, if it's possible.or a deck with a roof in other option.and for the car shed i would say a pergula with all creeper plants will add a curb appeal too.
    An added sunroom opening to a garden where you can plant some perennial plants. and if budget permits a fencing around the garden.
    an concert driveway will give a clean look.

    I would get more than one estimate on construction and in writing. You also need to get references by people that have used the person. Sometimes realtors are willing to share information on contractors. I think having an architect draw up the plans is the way to go. Estimates can vary greatly from person to person but quality can too. And absolutely do not agree to pay before it is done and inspect if first. I used to own rental property. We did a lot of the work ourselves. One time sloppy painters wanted me to pay for a job with dripping paint on the windows and everywhere - no way. We also paid a painter we had used more than once for a job he had not completed and he absolutely did not finish.

    But if you get a quality job done, not only will you have the room you need, but the value of your house will increase and the ability to sell it if that time comes.

    Lots of potential here depending on the budget. Some windows facing the street would make the house more inviting.

    I like your prices AARCON, I'm located in Canada, average construction prices here are $200/sq. foot.

    Ouch for homeowners, must be nice for construction companies. Here in Texas there are no unions, no one has to have a license to remodel, and we have to compete with cheap labor and companies with no insurance, so prices are very customer friendly compared to most of the U.S. and Canada. Maybe I should contact Mike Holmes and see if he needs another project manager... lol

    Where the window is, why not make that your entry with a modest stoop and an attractive glass door with dividers. Adding some square stepping stones along the driveway makes it easier on you guests to find their way into the house. Increasing the size and curving the flower bed and adding some winter shrubs will add the curb appeal you are looking for. Don't spend money on that roof. It looks like you are on a small lake. Bravo

    Thank you everyone for your comments, the view is from the road and makes sense to have an entryway with a small stoop/deck, following up with some landscaping.
