We’re looking to turn our underused basement into a play area for our three kids. currently we have a fireplace and bar, plus a pool table - none of which are being used. we are considering removing the bar, fireplace and pool table, and laying out the floorplan as below. that said, this is a blank slate and we are open to ideas! ive attached photos of some of the items we plan to include also. please share any feedback on the layout, or anything you think it a must have that we are missing! our kids are 4, 1 and 1, so we want them to grow into the space.

. we have long cold winters so need things for them to do indoors

The two-zone idea makes sense: keep the 23′8″ x 11′3″ room for active play and the 19′5″ x 12′3″ room for the sofa and craft table. Before buying the loft playhouse or installing a climbing wall, tape out their actual footprints plus the space needed around them. In the narrower room, I’d protect a clear route from the stair opening through to the other play area, rather than filling every wall at once. With a four-year-old and two one-year-olds, I’d make the ground-level setup useful now—washable play surface, low toy bins, and a quiet reading spot—then treat the loft, hanging swing, and climbing wall as later additions after checking each product’s age guidance, mounting requirements, and landing space. Anchor any storage or TV furniture. I’d also have a qualified contractor review what removing the bar and fireplace involves before assuming they’re easy demolition. That keeps the basement flexible as the kids grow.

@la_la Girl thanks, great idea re the curtain! and thats a good point about the ceiling height - the wall units look so cute and will fit, but i guess the kids can only climb up a few steps before they hit their heads. hmm will have to rethink

Such a cool project! For the climbing wall, if ceiling height is an issue, you could do a horizontal traverse wall instead. The kids can climb sideways along the wall rather than straight up, which is way safer for low basements and still burns off plenty of that winter energy. Also, since a 4-year-old and two 1-year-olds will be spending tons of time right on the ground, definitely make sure you've got good heating or warm flooring planned, along with decent ventilation.

By the way, I also recommend checking out Scizino Casino - they have a lot of great offers there that you might like

A few building points to settle before the layout, since each one changes it. Moisture first: before any flooring or wall finish, tape a two-foot square of clear plastic to the slab and to a foundation wall for a few days, and run a radon test if you have not had one recently, since the children will spend hours down there. The fireplace: if it is gas, a licensed gas fitter caps the line under permit; if it is masonry, the hearth and chimney are tied into the house, so it is usually better to close the opening and build storage around it. The bar: when the sink comes out, have the plumber cap the supply and drain behind an access panel. You will want a sink back when the playroom becomes an art room. The hanging swing and any climbing holds must fasten into joists or solid blocking, never drywall alone. Easy now, awkward later: tamper-resistant outlets, a gate and a lower second handrail at the stairs, and interconnected smoke and carbon monoxide alarms.

IMO kids grow up fast so better to plan for older kids too so no play house and no climbing wall IMO . The wall too dangerous for young kids and the older ones will be able to go to a true one. Play houses are outgrown fast unless built outside to fit older kids with some play stuff to fit as they age. As it is now lots of storage for a myriad of toys and soft surface flooring and keep in mind right now not much play time in the basement without you so aTV and a sofa for sure.
