I doubt the problem is due to a virus or other disease. I suspect water shortage, even though it may have been only brief.

Some questions for you:
- How long have you had the tree?
- How widespread is the damage on your tree? (e.g. one sided; all over; or?)
- If other leaves are damaged, are the tan areas larger or smaller?
- How do you water the tree? Sprinkler, handheld hose, or ?
- How often do you water? (How do you determine it's time to water?)
- How do you decide the tree has received enough water at an individual irrigation?

2+ yrs may be, it's planted by previous owner.

- How widespread is the damage on your tree? (e.g. one sided; all over; or?)
only on new growth

- If other leaves are damaged, are the tan areas larger or smaller?
I think about the same.

- How do you water the tree? Sprinkler, handheld hose, or ?
It got some sprinkler spray every other day and I try to hand hose it everyday.

- How often do you water? (How do you determine it's time to water?)
- How do you decide the tree has received enough water at an individual irrigation?

I will give it more water daily and see if the issue will go away, thanks.
