ICF/Polysteel construction

We built our home using an insulating concrete form called Polysteel. In spite of lots of bracing, there were problems during the concrete pour.

The forms would blow out....it was a nightmare!

The end result produced some walls that were not straight.

The general contractor had his crew attach wood strips to the wall in those areas to make it straight for the drywall.

Our electricity bills have been much higher than what we expected with ICF construction.

So now I am wondering about the air gap that was created

between the polysteel and the drywall.

Would this gap be open to the attic?

Would this decrease the R-value of our exterior walls?

Our Polysteel walls are about ten inches thick so it is very frustrating to me that our neighbor who built a house with equivalent square footage and 2X4 construction has electricity bills $100+ cheaper than our bill.

    The R-Value of your walls is fine. But you may have other issues that are contributing to your electric bill.

    Get an energy audit done, starting with the blower test. It will tell you if you do have leaks anywhere. Air leaks are more responsible for high energy bills than lack of insulation.

    What insulation did you use in the attic? Most heat loss and gain is through the roof.

    Do you have lots of windows? Are the LowE? Do they face south?

    I'm currently building with ICF although we're using Nudura. Our builder was very aware of blowouts and went overboard with bracing (steel & wood) plus using string, levels to ensure straight walls etc. It seems your contractor may not have been very good. What bracing system did he use for the windows and doors? If that's not done well there can be a lot of air leaks around these areas.
    Sorry to hear about about your troubles, hope they're remediable without costing a fortune.

    Did the HVAC 'know' how to size the units for an ICF house? If they don't have exp. except with stick built, they probably oversized your units. Smaller tonnage must be used for ICF compared with stick of same size. How long have you been in the ICF house. They do need 2-3 months of acclamation from what I've read before they become the most efficient.

    Hi Robin,

    Just curious as to why ICF needs 2-3 months of acclimation. Do you recall the reason? We have been in our home for 3 months and were surprised by our last monthly electric bill--about $125 and have not used any AC yet and have a gas furnace and range (I cook a lot). We were wondering where the usage was also but maybe it is the acclimation?

    Hi Teresa,

    I don't have an ICF house yet but it will be my next house. I have read this at the other web site I mentioned. Has something to do with the mass of an ICF. I'm still learning all I can about ICF and from everything I've looked at...so far... it is one of the best choices for the money at this time to save energy.

    If you haven't used the AC yet and have a gas furnace, why would the home insulation be a factor in your last monthly electricity bill?

    If I was you, I'd turn off ALL electrical appliances, check the electricity meter and then turn on each appliance one-by-one and check the meter between each to find what consumes most of your electricity.
