Builder Due Dilligence

We are getting really close to completing a purchase and sale agreement. The way the builder has proposed the deal is 10% down and the remainder when we close. The builder will carry the construction cost. My questions are, what would you put in the p&s and what are the best ways to protect myself in case something happens to the builder? The builder gets glowing reviews from others he has built houses for and he doesn't have any spec homes sitting out there. The biggest risk appears where I am building as it will be a 9 unit subdivision where he has paid for the land and infrastructure improvement. I will be the first house in the neighborhood.
