Help with master bath/ closet redesign

Hi,

We are doing renovation to our master bath/ closet in a three story townhouse but having a hard time reconfiguring it. Attached is the current layout of the third floor master side. How can we reconfigure the bathroom/closet area to make it more convenient, spacious with a good flow?

1. In the master bathroom we want a walk in shower instead of a bathtub.
2. We want to get rid of the vanity.
3. We want a good size master closet (we find current closet layout to be awkward) . We can knock down walls if needed.
4. Optional - We want to create a laundry area with a washer/ dryer (currently on the main floor, off from the kitchen just below the master bath).

All this on a tight budget.

Any help/suggestions are greatly appreciated.

Install stacked laundry in linen closet on side closest to stairs. You will need to alter back of wall for plumbing anyhow so just remove it and widen LC doorway the full width of closet. Keep shallow 18" max deep shelving for linen storage next to stacked laundry.

Place long trough style sink (IKEA) at door entrance to bath with open towel storage under. Keep toilet under window. Take out 2nd sink next to toilet, remove tub, remove 2nd door into toilet, but make sure you have top notch ventilation system installed. :)

Now, angle wall from corner next to stairs to edge of original 2nd door you just took out. You will now have a double wide glass shower, that is slightly narrower at back and wider toward front, with plenty of room for 2 to shower together, with 2 shower heads please.

Is there another bathroom on another level in the house? If so, I'd be tempted to lose the hall bathroom and take that space for your closet so you can use the entire other vanity/closet/bathroom area as one large master bath space.

If your closet is 13' long and your linen closet 2' deep, then your bedroom has to be at least 15' long, plus the depth of the wall between the closets. Your measurements are definitely off somewhere. It's hard to make recommendations this way.

In order to reconfigure your bathroom, you will have to move some plumbing, and that can be expensive, especially if it's an older home. But you probably already knew that. You could easily fit your laundry area in the current linen closet. However, I don't see how you could make a large master bath, large walk-in closet, and laundry area out of the room you have. It's a tight space to begin with.

I do not see how the above design would work. You only have 4' where the supposed new closet door would be. A hanging rack of clothes will be roughly 20-22 inch deep. Two of those facing each other will be 40-44", leaving just a few inches for a door. You need at least 18" for shoulders to pass straight on through the doorway.

Then leave it open without a door? Perhaps shallow shelves/shoe storage on wall closest to bedroom? I don't have an accurate program to draw with, just guesstimating... Trying to make budget appropriate suggestions.

If you can move the plumbing, I would turn the closet and master bath 90 degree so they are both accessed from the Bedroom. Agree with Laundry and linen closet combined.

You're lucky to have such a large space! However, I wouldn't want to walk past the toilet to get to my closet. I'd move the entry to (large) Closet #1 via the linen. I would suggest to create Closet #2 in the shower area. Move the shower opposite the toilet on the end of the bottom wall. Alternatively, leave the shower where it is but make the entry to your closet where the linen is. Move the linen opposite the toilet.
