revised plans

We have changed a few things on our plans. We are still working on the back entry/basement stairs. We will are still considering dropping the basement steps in the garage. Any more suggestions? The steps lead down to the basement in the house. (not sure why that error is still not corrected.)

The dryer and the laundry sink look pretty close together, especially if you want a dryer door to open on the front.

In the master walk-in closet, you have about 9 running feet of hanging space...Is that enough? (I'm not saying it is or it isn't, just making sure you know that closet's limits and won't be disappointed)

Have you considered doing built-ins that include drawers instead of closets in the boys' rooms? That's what we did so floor space didn't get used up by separate dressers. Of course, I don't know what your sons will need in terms of reach, etc.

    Best wishes.

I did notice the closets in the boys' rooms each have about 1/3 of the total run not easily accessible from the room. I strongly suggest a pair of bi-folds; attached so that only a few inches [at either end] is concealed. Remember that the closet needs to be no deeper than the hangars plus 2"... about 20" inside depth. I also suggest using shoe drawers stacked on top of a low set of closet drawers instead of having a bureau taking up floor space. You and the boys- will find them much easier to use and keep neat.

I know how difficult it is to get a design right, so I don't want to sound harsh. But I don't see how this version is better than the previously posted one. I hope you'll take my suggestions/criticisms in the spirit they are intended, which is that I think there are enough things wrong with this plan, that I am worried that you might be really disappointed with the final result. Some of these things were mentioned by others on your previous thread.

--Are you so close to the street that that is why you have the garage on the front? Otherwise, with such a large lot, it seems like you could have a much nicer house in all respects with the garage attached to the side.

--What's included in the 922 sf garage. That's large! Is it a 3-car plus workshop area?

--Which side of the house faces south?

--Why did you reduce the size of the master bedroom by using a more expensive corner, when it was suggested that you bump out that same corner on the boy's back bedroom and gain some space and have a simpler exterior corner?

--The laundry would be so much more functional if it were long enough so that the washer, dryer, and sink/tub were all on the same wall opposite the door.

--I strongly agree with those that said in a house this size, make ONE set of stairs work. I put a lot of thought into planning the back entry of our new house, due to kids and weather like yours. The stairs, powder room (do you want everyone to track dirt/snow/etc. across to their bathroom when they first come in?), lockers, closet, pantry, and laundry are all in a well-used area that is accessed when you first enter from the garage before you ever get to the kitchen or any other part of the house. An added plus in my previous condo was that the front entry also was designed so that it was right next to this area.

--Kitchen--I would not want my cooktop/range where everyone coming in from the garage would go past it when I am cooking hot things and might get bumped. I also think that kitchen layout might be a bit confining for more than one cook, but I'll leave that for others with experience with it to comment on

--The master bathroom could be better configured for a better use of space.

I previously lived a long time in a 1200 sf condo that was well designed and had an excellent use of every square foot, although it was a little small. For fun, I would add to the existing rooms to get the "ideal" size, and figured that 1600 sf would be perfect. So I know your limitations still would enable you to build a very functional house for you all.

This plan seems to be having a mind of it's own! Here is what happened with the last revision...

The lot is large...the garage could be on the side. If we move it completely to the side, it would block master window above sinks and master bedroom side window.

The back of the house faces the south.
We do want a large garage. Storage would be an issue otherwise.

The master is the same size. The dining and Living were bumped out an additional 2 ft. (per husbands request) The space for traffic flow between dining table and counter was tight.

The boys room also grew by 2 feet to fix closet/bathroom issues.

Thanks for the heads up on the stove problem. Hadn't realized that.

This plan seems to keep growing, but not meeting our needs. Thinking we may have to just start again. Any suggestions? Another plan we had been looking at is below. Should we start again?

The original plan appears to be a bunch of spaces thrown together and then tuned so they would fit together better with little attention to overall organization.

The "different" plan has been designed with the overall space in mind from the start and the relationships of the spaces are much better and the feeling within the house will, I believe, be more comfortable and dramatic. I would get a professional to work on the elevations, they look exactly like what they are: typical bland unimaginative designs from a plan mill, but they could be greatly improved with a little effort.
