Wearmarks on Hardwood floor

Hi,

I installed new oak hardwood floors in my house two years ago. In the kitchen high traffic areas are already showing gray and in one area the finish is totally worn through. The floor contractor is telling me high traffic areas need area rugs and that it is normal for grit tracked into the house, to then wear the finish down. But two years seems very fast. My kids are grown so it is only my husband and myself in the house. But we do have two dogs. I'd appreciate any advice. Thanks,

    Of course, it may be that your traffic is simply overwhelming the finish, but you need to give us more information, such as the finish that was applied and how many coats were done.

    The best floor finishes will be serviceable for many years in high traffic conditions.

    I've encountered many site-finished floors that were worn through in only two years and the reason was inexpensive finishes or an insufficient number of coats.

    Sure, protecting a high traffic floor with door mats to keep dirt and grit off a floor is a good thing. But, unless you live at the beach and are real slobs, wear through of a site-applied protective floor finishing film in just two years is not typical.

    However, dog hair (or any hair...for that matter) is a very abrasive substance. Do you keep shedded dog hair swept or vacuumed regularly? And, do you keep your doggies' nails trimmed?

    Thank you for your reply. We do keep the dog hair swept up but I haven't clipped their nails, which I will start doing. The floor had three coats of oil based urethane finish, but I don't know the brand name.

    Three coats of an oil based polyurethane should have lasted longer than two years. However, as with any other film-forming material (paint, for example), all is not equal as to quality and durability.

    I work with top quality waterborne polyurethanes, and I have seen the poor results that can be achieved using cheaper waterbornes. In other words, just because it's oil based or waterborne doesn't mean it's good or bad.

    And, there are those rare instances where a particular run of a certain product can be defective (yes it does happen).

    I am sorry to hear about the problems with your floor, and I hope you get some kind of satisfaction from your floor contractor.

    Thank you for your help. My general contractor is working with the floor sub to repair the work.
