My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.
I received a quote of $7100 for the following work. Seem reasonable? What about the brand of furnace? To install a two stage furnace would cost an additional $1500. Reasonable? Worth it?
You didn't tell us what the following work is. There are different 2 stage furnaces; 80%, 90%, 95%, same with variable speed blower. How about model numbers for all of the equipment? What other work (detail) is he going to do (ductwork, thermostat, etc.). For 7 beans, it's probably gold plated.
You're right. The quote is for the following work in my two-story 2200 sqft home:
Remove and replace old furnace: Install a new single FAU (forced air unit) after asbestos abatement by Synergy Co. Furnace (base model): Payne PG9M 92% eff., single stage, 120kbtu furnace. Install furnace in basement laundryroom in crawlspace. Hang unit from floor joists to increase floor area in laundry. All new installed ductwork to be insulated aluminized wire flex. All exposed plenums and register boots in crawlspace will be insulated with aluminized bubble wrap type insulation. Install filter at furnace return air plenum location. Install 7 new duct runs to : LR, DR/Kit, Downstairs Bath, Mbr, Br2, Br3, upstairs bath. All new replaced floor registers to be brown metal type. All new replaced sidewall registers to be white metal type. Use existing electrical circuit at new furnace location. Use existing gas line at furnace location. Simplify gas lines to increase laundry room space Flue, and condensate line will be run to exterior sidewall. A new digital setback type thermostat (White-Rodgers) will be installed in new location.
All work will be installed as per current UMC and UPC. No plaster repairs are included in this estimate. No permit acquisition or administration is included in this estimate.
While I'm not a PRO, I've spent a lot of time (I'm retired) crawling these HVAC forums.
The unknown factor is the asbestos abatement. That being said, all things being considered, the price does not seem outlandish.
For your own protection, if the contractor is not going to pull a permit, you shoud (considering the asbestos).
How did they arrive at the size of the furnce? Were you provided with a printed copy of a heat calculation (manual J)? 120 x .92 = ~110,000 BTU OUTPUT. Unless you live in the Arctic, or your house is made of straw, it seems vastly oversized. Where are you located? For comparison, my home is 2500 sq ft (2 story) in the Philadelphia, PA area, and required 60,000 BTU output at my design temps.
For $50, you can do one yourself (google hvac-calc).
With regard to the new runs, are they replacements or additional runs to existing space (included in the 2200 SF)? If you are going from metal ducts to flex, the flex duct will carry less air than a metal one of the same 'size'. Was manual D done to properly size duct system? I tried to find specs on your furnace but couldn't.
Your quote should specify detail about the thermostat and filter set up.
Thanks V. I was thinking the size of the furnace might be too much for my needs. I live in Oakland CA. I actually have a company coming out to do a manual J test along with other inspections/tests of my system.
BTW: I already had the asbestos abatement work done, about 3 years ago, which is why our current system doesn't work. Most of the duct work under the house was removed.
