Space required for air handler unit

I'm planning the install of central AC in a gut renovation. The house is in the Boston, MA area. The air handler unit will be installed in the attic. The entire attic will be well insulated conditioned living space. The AHU will be enclosed within a closet to minimize noise transmission. I'd like this closet to be as small as possible.

My HVAC guy says AHUs run hot and therefore need outside air for ventilation or need to vent their heat to the outside. This goes against everything I've read about placing the AHU within conditioned space. I do not want to compromise the conditioned space.

Is my HVAC guy just an oldtimer who hasn't kept current or am I the one who is wrong?

Can I just vent the AHU closet to the rest of the attic area?

At this point I do not know the make or size of the unit.

Please let me know what you think.
