How about this layout?....

The short run of cabs will have the center section lowered for a baking center. I want the look of those cabs to be more like a hutch, I guess what you would call an unfitted look. I may have the upper center cab open for display items and cookbooks. The rest of it will be used for everyday dishes and baking items.

I'm also wanting the coffee pot and hot choc over there on the end of it so it will be easily accessable.

I will probably have a small counter height pub table/bistro set in the little eating area. I will also have a computer armoire on the same wall as the "hutch" cabs.

I'm thinking I could also have a little message center on the pantry wall across from the fridge.

The pantry will share space with the radiant heat "stuff" and the water heater. (on the back wall). I'm thinking of a creative way to separate that with some movable shelving. Maybe something that can slide or roll out of the way when we need access to that wall, but can still be utilized for storage.

The one thing I really need help with is the micro. I really want it under the counter, but I'm just not sure where. Between the range and sink maybe? Or will it have to go in the "hutch"? MIL actually has hers in her pantry and that could work, it would just be extra steps.

TIA for any suggestions.

Oh yeah, this is new construction, so things can be easily changed at this point.

armomto3boys--First, congrats on building! We're also in the process of building and now have the house under roof. Brick starts, weather permitting, on Monday. Regarding your kitchen. You mention the hutch area and your plans for the right end as a hot chocolate/coffee spot. But you really don't say what you are going to have in the hutch. Is there a way to make a spot for the microwave there? If they are going to nuke hot water for hot chocolate, that might be a really good location. you could put it behind a door if that helped keep the hutch look--maybe one of those doors that lifts and slides back?

A good thing to consider is how you use your microwave. If you use it for a lot of melting, etc, while cooking, between the sink and range might be the best location. Anyway, that's my two cents.

    Enjoy this exciting time!

With the dishwasher in that location, you will have to move away from the sink every time its open.

I think I would completely wall off the hydronic stuff and add an access door from the closet in bedroom 3. It's bound to be somewhat humid and warm - both things you don't really want in a pantry.

I'm guessing you put the kitchen on the end trying for an eat-in area. It's very small, particularly for 3 boys.

    Try this?

Ooh, I hadn't thought about the heat and humidity. Will certainly have to address that. Thank you for pointing that out! Esp since I told dh today to make sure the radiant didn't go under the pantry b/c I didn't want it to be warm in there! lol

I think we do use the micro more for beverages and snacks than actual cooking, so maybe it would be best to have it over in the hutch. I like the idea of having it behind a door of some type.

bmorepanic, I'm not sure I know what you mean about the sink and the dw. Can you elaborate, please?

I do like the penisula the way it is, though, and there will be plenty of room for the boys to eat at the counter if they want, or the pub table. (I know I don't have the over hang drawn on, I haven't figured out how) We have a similar sized kitchen now with a similar set up, minus the peninsula, and there is room for our little breakfast table. Granted there isn't a lot of space, but it works. There will be a bit more space in the new kitchen. We use our dining room alot in this house, for most meals in fact, so I'm thinking we'll continue to use it in the new house. And I really don't want the whole kitchen open to the family room. I have toyed with the idea of make that window a bay, though.

Thank you both so much for your help.

Would you entertain switching the bedroom/laundry and the kitchen, to something like this? It gives you more direct access for hauling groceries as well as to the dining room.

I thought about that layout you posted, but I think I really like the kitchen attached to the living room in the back of the house. Plus I'd have to figure out where to put the hydronics and water heater in the new layout and still keep it central to the house. But it was interesting to consider, that's for sure. Plus I would lose the larger laundry room and I really don't want to lose that!

I really like it : ) The only thing I would change is putting the range on the opposite wall, then move the DW to the right of the sink......easy to unload with the cabinets above, plus then you could put your pull out garbage where the DW was. HTH
    I have a huge laundry room and I love it.......you will too : )
Your MBR is going to be soooo nice. Have fun on your new home journey : )

Thanks saskatchewan girl! I am getting sooo excited! Anway, if I put the range on the other wall, what kind of set up do you think would work for the lowered baking center? I'm 5', so I really want a lowered section of counter.

In the current layout, I'd have the dishes in the hutch, so the dw is right there. But I'm open to changing that if I can get functional and pretty at the same time!

When you have an angle like that, when you open the dishwasher door, it drops into the space you are using. When you use a corner sink, they recommend that you install a cabinet between the sink cabinet and the dw so the dw door isn't in your space or immediately behind you legs.

After you install a counter for the boys (about 12" to 18" deeper than the countertop you show) and allow stool and walk through space (about 44" beyond the countertop) you have about one to two feet leftover for a pub table.

OOh, ok, I get what you're saying now. Thanks. I'm not sure if that is drawn exactly to scale, it's the only size undermount sink in the program. When it comes time for the builder to do his thing, we might could get more room between the sink and dw by making the corner shorter and the dw run longer.

Ok, I went to look at the original drawing on draft paper, and there is def more room there.
