New Pool

Really glad I stumbled on this site! Have been planning a

pool for a while and finally are going to be able to... we're

all excited! Haven't signed contract yet, but should early

next week. We have a very small backyard with fairly large

easements, so we had to really try and squeeze something usable in to our space.

Basics of our estimate (then I have a question!)..

Freeform, basically 13.5' x 35' long

Moss rock waterfall at one end

18" deep sun deck

Regular concrete "salt deck" decking (350')

In-line chlorinator

UltraPure ozinator

Jandy 2 hp Stealth pump

Jandy DE60 filter

Jandy heat pump

PebbleTec Pebble Sheen (still arguing color, but priced a

"premium" color

Jandy PDA control

Poolvergneugen 2 wheel cleaner

Cost: 39,000

This does include three fairly large trees to be removed and

has very limited access (about 8' wide).

We are going with a smaller local PB that has a very good

rep.

Question... our salesman had initially spec'd a Polaris 360 as the cleaner, but thought the Poolvergneugen would suffice. Never heard of this cleaner... advantages? Disadvantages?

Thanks for any comments or help. I am going to be posting progess pics as we go.

I think there's a thread buried somewhere about the Poolvergneugen. It may show up if you do a search.

You may want more deck. 350 feet is not very much. Once you get chaise lounges plus tables & chairs out there, you won't have much space to get around.

Thanks scrapula... yeah, we're looking at our decking closely. Thats about all of the room we have within the easements and
we can't put concrete of any type in the utility easement. We can put pavers in the easement and we are looking at options there.
    Thanks for the input!

Did they do a drawing for you that you can post?

We have the Poolvergneugen Pool Cleaner. It seems to do a very good job on our pebble sheen pool. I have never had anything different so I have nothing to compare it too. But, all in all, it does a good job.

One note, it only cleans the floor, not the surface and it does not climb the walls.

Thanks for info on pool cleaner... done some research and seems as good as any. I was really interested in the difference between a pressure cleaner (which they had originally spec'd) and the suction cleaner.
Houseful, all we have so far is a very large 3d rendered graphic of the pool and backyard. Will have a detailed drawing at next meeting here with pb.

Our pool builder recommended the 2-wheel Poolvergneugen. It looks like a very good vacumm based on the info on their website (those wheels look like it could last forever) but I could hardly find any feedback on its use on the web. Also, none of the pool stores around my area carries it so we went with the Hayward Pool Vac Ultra, aka Navigator. This way, if it doesn't work I can just take it to the store and not have to ship anything anywhere.

So far we've been very happy with it. It doesn't do steps but it does climb walls all the way up to the water tile line. We've have caught it doing that many times but we never stay around long enough to see if it does that consistently with all the walls every time. Oh, and it doesn't have any problem with my slightly raised main drain covers.

Hi,I have no comments on your question but just wanted to say that we are looking into building a pool in the Austin area, whereabouts in TX are you?? Your pool sounds nice and sounds like a reasonable price.

Carrie, we are in the north DFW area, in Grapevine.

We're also in Austin and I have had trouble finding anything less than $50K for a simple 11 x 34 lap pool. This is for the pool only. The decking is by others.

Well ours is creeping up there... PB has revised plan a bit... we are going to still have several tress in the area (neighbors) so she changed from the Poolvergneugen suction cleaner back to a Polaris (now a 380 w/booster pump). Also priced in stone veneer around the raised section of the pool (building on an incline). Up to $42,500.
Still going to have to pay landscaper to put paver decking on utility easement.
We are going to have PB run salt deck up to the easement line (will probably go with a rust color) then pavers of a similar color will continue around the back of the pool (on the easement). We think the transition will look ok.

Well, an update. Still no signed contract. We are currently waiting on bids for landscaping (including decking around the back of the pool on a utility easement where we can't have concrete). We are wanting to include the landscaping on the pool contract so we can have it on one loan with all draws going to PB (subbing landscaping). Will have last landscaping bid next Friday. Hopefully contract next weekend(?). Hadn't even started and are getting frustrating.
Anyways, we were going to do pavers on the easement area, but have opted for OK flagstone that will go nicely with the flagstone coping. It will butt up to the acid stained concrete decking.
A couple of more changes from he original:
-Going with brushed concrete decking vs. salt deck
-Added two electrical outlets in the yard area and a set of floodlights.
-PB added volleyball anchors to the bid.
    Currently at just under $43,500.
Should really be a nice (albeit small) pool. I am going to post pics of progress, starting with mess that is currently backyard.

    Signed contract!
Still don't have the landscaping portion settled, but we are
going to amend our loan (probably have the landscape contract
signed this week) after we get that hammered out. At least
the PB can get started. Signed last weekend and already have
    had utility tracing done, etc.
Going to look at some finished pools on Thursday to get some
ideas on Pebble Sheen colors and tile selection. Have each
    narrowed down to a couple.
Final contract changed one more item from previous post... are now going with a stamped (skins) concrete. Saw a sample
and looked very good. Instead of pavers on our utility
easement, we are going with Oklahoma flagstone, and I think
    all will look good together.

Stamped concrete looks very nice which is why we have it. We went with a lighter color to try to minimize heat retention. As you are out looking at pools, ask the owners that have stamped concrete how hot the concrete gets for them. Better yet, see if you can walk barefoot on someone's stamped concrete that is in full sun, mid-day.

If your deck will be somewhat shaded or if you have primarily adults or older kids in the family that can learn to keep their sandals on, then stamped will probably be fine. And...as long as your PB seals it with something to make it less slippery (our PB used a sealer that is too slick).

In our case, full sun on the deck all day makes it too hot for bare feet, at least for us tenderfoots in TX.

Thanks Sandra. We walked on several different samples of different decking at the PB's location. The coolest (of the concretes) was non-stained salt deck, but the skins stamping in a very light tan wasn't too bad. We are going with this light tan color. We were going to go with a rust colored brushed finish, but it was noticeably hotter than the lighter color concretes.
Thanks for the info on the sealer... our salesman said it was a sealed finish and the sample (actually the concrete decking around their retail location is the skins pattern we selected) did look a little glossy.
Do you know if you can select different sealers?

donintx, what made you change your mind from the salt finish. I can't decide between the salt, colored concrete or kooldeck.

Simply the look... we saw the skins stamped and both asked our salesman what it was... really liked it. Looks almost like a natural stone surface.

Don...talk to your PB about sealers. I believe I've seen a post somewhere about an additive that can make a typical sealer a bit more texturized (?) to make it less slippery and not slick. Slick looks great....until you've got wet feet and you're slipping and sliding around!

What recommendations can you give me for and in-line chlorinator. I need to pick one out.

    Thanks!

I think I have researched to death just about every aspect of
our pool contract items, but I don't even know what brand of
chlorinator is being used on ours... my bet is that is will be a Hayward. My PB is pretty much Jandy, but I am not sure Jandy
sells an in-line chlorinator and since they used to use Hayward almost exclusively, I am betting that is probably what
    it will be.
Now you have me wondering about it... I wonder if there is much difference between different units?

We just got back from looking at a pool to help pick tile and
Pebble Sheen colors. Only had one to look at tonight... salesman (woman, actually) was trying to line up more to look
at for some different colors, but I don't think we need it.
We took some tile samples and the pool had ocean blue pebble
sheen. We both can't imagine seeing a color we like better than the ocean blue (and don't need to be confused any more!)and we picked a tile that we really liked. The wife
and daughter stepped down on the step and loved the
feel of the sheen... we had been concerned of the feel of
    the ps.

The pool she showed us also had the same coping that ours is going to have (Oklahoma Flagstone) and was a similar size
that ours is going to be so it worked out well. We will get
to select the "batch" of flagstone to try and get a color
    range we like.
Seeing a completed pool so close to what we are building
    really got everyone excited.

We are looking at PB in the Plano area, we have it narrowed down to Claffey and Riverbend, who did you go with? Was it a good experience? Any comments are greatly appreciated.
