Please critique our listing!

I would really appreciate any comments you can think of - I've been working my bottom off getting the house ready for showing, and the first open house is this weekend. Anything else you all can think of that we can do?

Here are the two listings, I think we go on realtor.com with the mls listing tomorrow...

Very nice house & very homey looking. I love it!

I only saw a few small things to consider before finalizing your pictures:

1.) Clear off the coat rack
2.) The candles on the dining room table are toppling over! :)
3.) Remove the dishtowel & draining rack from the kitchen counter
4.) The 'blue' bedroom...the bed looks a bit messy. A couple pillows/shams & contrasting pillows would help
5.) Please close the toliet lid
6.) I'd also consider a towel color besides purple in that bathroom...can't go wrong with white

The property looks immaculate & well loved. There's nothing in the pictures that would stop me from wanting to tour your house for consideration. I even like the open hanging top shelves in the kitchen; but not everybody will.

BTW, that first site drove me nuts. It moved very slowly. I almost gave up & I've got a new dual processor system.

    Good luck.

Trim and contain your garden. It seems to be overflowing onto pathways and makes your house difficult to see.

I fixated on the point behind your TV set trying to figure out wth that was. It totally distracted me from your beautiful windows and floors. I had to look twice to see the fireplace. Clear the coat rack.

Take the rug off the kitchen floor for the picture. You have a few misc wires on the counter that should also be removed for your pictures.

For your pictures, remove everything from the top of the white table, remove the chair and garbage can in the blue-walled bedroom. It looks untidy as it is now.

    Close the toilet seat!

I never looked at the first site. It took far too long to load. All my comments were based on the second link (guests) pictures.

Best of luck, your house looks lovely. :-)

I would also remove the red ottoman in the living room for the pictures. Straighten the chairs on the patio. Did you know your kids can be seen on the first link on the patio?

Good luck, it looks like a nice house.

The photos appeared crisper on the first site, but they went by too fast and the website is just plain annoying.

The photos on the second site were pixilated in the larger version.

I agree with the above comments about minor details in the photos, but overall, a lovely home.

First site loaded quickly on my computer, but I thought the gallery of photos went way too fast. You might slow it down just a tad. I'd remove the coat rack or remove some items from it. It's very distracting and looks sloppy in an otherwise VERY neat house. Your kitchen layout is interesting in a good way, and I love your wood floors! I agree with Tricia's other advice. Lovely house!

I didn't have any trouble loading the first site and the photos looked sharp -- maybe just one per room would be better, but... no complaints.

    I didn't see a PRICE. Did I miss that?

House looks WONDERFUL! Best of luck in selling quickly.

Thanks everyone, those really help. The toilet seat thing in particular really bugged me, glad I wasn't the only one. Many of these make a lot of sense, I'll have to figure out which pics we should make the effort to adjust. But in general, I'm glad to hear there's nothing aggregious...most of this seemed pretty minor.

And that first site is definitely a bit too "heavy" - I'll have to ask my realtors about that. It took a long time for me to load, too, and I think the pictures do go too fast but hadn't really considered it.

Chisue, the price is on the description page, but you may have mentally blocked it due to the enormous number of digits!

It's gorgeous! The only thing that jumped out at me was the coat rack, as a few people already mentioned. Everything looks very tidy!

    Good luck!

Beautiful! I didn't notice the coat rack at first because I was wowed by the curved bank of windows. The open toilet grabbed me, though.

Your description says updated kitchen and bathrooms. From photos they are original 1945, which to me is a good thing.

What exactly is updated? Plumbing? Electric?

Kitchens sell, in your kitchen I see the countertops don't match from one side to the other and there is only one upper cabinet and budget appliances.

I also don't see Sq. Feet or room sizes in your listing, the age of the roof or anything else. With your price of $1,069,000 I would want to know those things because the photos are not bragging Million+ dollar home.

    Sorry but you asked.

gammyt, the house is probably about 1,500 s.f. (guessing). It's $1,069,000 because of location, location, location. Did you read the neighborhood data? Frankly, I'm surprised it's not $1.4M to $1.7M. Miracle Mile is FAMOUS!

What a cute house! I agree with the points above. One thing I didn't see mentioned is the kid's room with the twin beds looks really busy and cluttered with the patterned comforters and the map rug. There's too much in there that clash.

Also, the beds are covering what is usable storage space. There are nice cupboards behind the beds that are hardly noticeable in the photos and I'm presuming that's why no one else mentioned them. Can you move the beds around so that the cupboards along the window are accessible? Having the beds cover them screams that the room is too small and that it is difficult to fit furniture in there.

Funny, my realtors LOVE the boy's room as is - I asked whether to change out that rug at least, and they said no. Hmmm...

The listing says updated rather than "gourmet" or whatever it is they're saying these days because we didn't rip out the 1945 kitchen entirely. We kept most of the original cabinets, added some in where they were needed, pulled down a wall between the kitchen and a waste-of-space "utility" room and replaced all the countertops. We wanted to keep the integrity of the house's era, but wanted to add some counterspace even more! (Oh, and did I mention I didn't want to spend a lot of money?)

The master bathroom did get ripped out, but we replaced it with traditional two-tone tile (in more modern colors.) Needless to say that's NOT the pink/burgandy bathroom.

Tricia's right, this price reflects the location (and you're right about the size, too!) We're in a really desirable neighborhood. First open house Sunday, fingers crossed!

I like the boys' room, and don't consider the colors clashing since they are all primary. I really didn't notice the cupboard doors at the head of the beds, but I liked the built-in bookshelves. I also assume the big border at the ceiling is paint rather than wallpaper?

What I did notice was the two windows, built-ins, and wood floor. All good. Oh, and it feels happy.

The rest of the house looks very adult oriented for those people (e.g. Donna and Shannon Freedman) who think evidence of children is inappropriate in a house for sale.
