window replacement?

I live in a condo in a 1927 high rise. The windows are replacements, not original, double hung -- the kind that seal when closed completely and locked, but they are hard to open and close. The kitchen window is above the sink and I cannot open and close it easily. I use a pry bar to open it and have to climb up on the sink to close it, which is getting harder to do.

Can anyone recommend a replacement window (double pane) that would be easy to open and close without climbing. Would a window that cranks open work better? Any other ideas?

Thanks
