Is the room below the sink where the stools are a family room? I am assuming that the white diagnol line by the panrty is just an opening?

The room below the sink would be used as an office by us, but we figure in the future a potential buyer may like it as a breakfast area or family room. The white diagonal line is open, it represents the structural beam above.

Nobody? Any input on if the powder room is too close to the kitchen? If so what would you do with that space?

You mention that the powder room is a want, not a need. How many bathrooms do you have and where are they located? We are adding a bathroom next to the kitchen, but currently we only have one bath and its on the second floor. We are also not giving up eat in space in the kitchen. I dont see anyone using the room below as a breakfast area - is it the basement? Im a little confused on where the main floor ends. I wouldnt be opposed to a bathroom right next to the kitchen, but it would depend on how much its needed and what you would be giving up.

The rectangular empty space outside the half bath door[above it] is a question. ?Lost space? I'd try to be a little more efficient with that whole section around the half bath.Where is your laundry? Could a laundry/pantry /half bath be configured somehow. Maybe use a pocket door and just get more going over there.If it butts out then cut the pantry to the left of frig out or back, and instead make a larger section with more functions over there against that whole wall.Just looks like a fair amt of square footage to not use more of it.

Where are you putting the toilet and the sink in the 1/2 bath? You need 30" width minimum for a toilet with 21" in front of it and about the same for a sink. How do you plan to fit these items in your small, oddly shaped space?

The 30"width minimum can overlap under a wall hung sink, meaning that knee space can go under the sink on one side. With a narrow sink and a round front toilet this plan is workable.

The clear space in front of the toilet and sink can be the same space if they are adjacent, at 90 degrees or across from each other.

So, it's not really 30" of space + 30" of space= 60 " total.

A narrow sink could be wall hung on the left of the stack and the toilet could be placed to the right. It may not be the most elegant, commodious powder room when finished but it would beat running upstairs from the back yard.

I agree that the hallway/transition space between the front of the house is awkward. I would probably go back to a walled opening to the kitchen even if it is a large arched opening with a hint of walls.I am not sure you gain anything by clipping the corner of the powder room in the hall and you lose inside the powder room. I would also consider swinging the powder room door Out. (to save space inside, plus if anyone ever falls in such a small space, the hinges are on the outside if you have to get the door off, and it opens out so they can't fall against it and block it.

I know this makes an outswinging door in a residential setting which is not ideal but I would consider it.

I would go with a counterdepth fridge to get back to 24"-27" in that area and rework the entry transition in the the kitchen

Also, switch the sink and DW. The DW and range are in interference with each other right now.

Thanks, palimpsest, for the info. I thought there had to be a way but I couldn't figure it out. As you wrote, it will be tight. Good idea to make it an out-swing door
