Ktichen Layout Help

We got a great deal on a house down the street. It needs updating in every room, but we're starting with the kitchen so we don't have to live in the reno. However, this was a bit of a surprise to me, so I'm not ready. We are down to studs and working on the layout. I obsessively checked this forum when buying our new range a few years ago so I'm supremely thankful I have a resource! Thank you in advance. Truly.

We are a family of 5. Kids are 12, 9, 5 and love to eat/help in the kitchen. We host all of the family parties (anywhere from 20-40) during the holidays. We hardly ever go out to eat (maybe twice a month) and my husband works from home so it's even used for lunch.

Right now I have a 30" Bluestar (love it), but wondering if I should upgrade to the 36" - the extra burner space could be nice for parties. I would love a 48" side by side fridge. We have a separate freezer in the basement as we buy beef by the cow. We eat a lot of produce and I was thinking of the all fridge/freezer combo but I'm afraid it takes up too much countertop using 64". I've been working with about 36" of countertop for the last 10 years and would LOVE to have space to spread out. I do bake a lot as well as try to keep the snacks/breakfast foods stocked - lots of bulk baking when the kids are gone at school.

I have access to a Miele Speed oven, 30" wall oven and warming drawer that would be discounted substantially due to a divorce. I've been working with one stove for so long, I can't imagine more. And again, losing countertop makes me a bit nervous, but I'm not sure it should.

I'm attaching a rough first floor plan and one mocked up by a KD that I wasn't thrilled with. I'm not sure I have space for an island like that - I feel more comfortable with a counter height table for working on that I could move out of the way if needed. My uncle can build one to my specs, so I'm not concerned about finding one that fits. I'm also not thrilled with the DW in the corner. We are righties, but have always had it on the left, so we are used to that. Along the sink wall, it bumps out to a bay of windows/patio doors that go out to the pool. The table will be on the wall opposite the laundry room. There is a small bump out (about 8") on the range wall that is a large closet inside the garage door. I would like to keep those walls as is.

The other door out of the kitchen leads into the family room. I'm planning on putting our dining table in front of the built-ins for kid homework and parties. The opening is now 48" but can be stretched more if needed. The plumber has taken a look and said water isn't a problem- a prep sink can go anywhere. There may be an issue with venting the stove as there is ductwork along the middle of the range wall. I'll grab those measurements later today. There is room on that wall but the stove can't go just anywhere. There is a 220 in the corner of the room by the sink as well.

I appreciate your thoughts. Please let me know if I forgot to mention anything.

I would put the range on the short wall of the L. Move the sink down (to the left) more if you need to. Put the DW on the left of the sink. We have our mw over the dw area and its not an issue. Change the upper corner cabinet to an easy reach so the counter in the corner is brighter and more accessible.

That is how our current kitchen is set up and it means we are all stuck in the corner all the time. I'm in front of the range and hubby is trying to clean up at the same sink. This does have more room, but if I move the sink down, would that look wierd that it's not centered on the window?

Can the window move? If not you don't need to have the sink in front of a window.

My L is like what I'm suggesting. What I had before is like what you KD is suggesting.

I just put chicken in the oven. I brought it from the fridge to the sink. Rinsed it and put it on the pan and in the oven. I did not have to turn around, cross any walkways. The entire time it stayed over the counter.

I'm had it both ways and know I prefer the sink to be in the same run as the range.

Hopefully you will get lots of responses with ideas!

I do not want to move the window. The whole house is brick and it would be a big deal. However, I agree - I'd like a sink on the same run. The plumber said I could add one over there, no problem. I'm thinking maybe the fridge could slide down to that 8" bump out, then sink, then range so I'd have countertop on each side. But then I'm stuck on where to place the speed oven. I'd love it undercounter if possible. Maybe to the left of the sink for a baking center there? I could get rid of the micro then... And I could put the warming drawer next to the range? Thanks so much for your ideas - I definitely need water and fire together. :)

I couldn't read your dimensions, so I guessed. I show this in the IKEA planner, because it is the software I know. You could, of course, use any cabinets you'd like. IKEA is changing their line very soon - lots of new dimensions and options - with limited stock on the Akurum line they are phasing out. FYI - this IKEA kitchen, with appliances and all those fabulous full-extension drawers and pantries, is less than $ 12,000.

This has your prep sink in a 21" cabinet under the window with the stove to the left left, trash pull-out to the right. Clean-up sink on a peninsula with the DW to the right. The island cabinet on the DW end is rotated so you can open its drawers and the DW at the same time for super-easy unloading.

On the tall wall is plenty of pantry storage in internal drawers. I'm trying to show a 30 + 30 fridge and freezer - perhaps Bessy can get out of the basement. I'm figuring the wall oven and warming drawers are for big, occasional occasions. I'm also figuring you use the speed oven in conjunction with your range. But perhaps it might be more useful in the same cabinet with the wall oven, and the warming drawers could stay there or go to the left of the stove. The square beneath the speed oven-equivalent is an induction burner, if you want # 5.

Wow! Thank you for that mock up - that's amazing. I did order IKEA kitchen cabs for our last bath remodel (this new house is #4) and have been really pleased with them. I am leaning towards them for this kitchen.

I honestly never thought about a prep sink there! The main sink would work on the wall you have it on, but without the overhang and seating. I'll try to post pics of the actual rooms in a bit. I'm not sure about the wall of storage - I think I'd use countertop on that side more, especially for buffet style meals. I don't mind heading to the basement freezer every so often to grab meat. Right now I do it daily. I'm also worried about opening those doors into the walkway. I have that problem in my current kitchen. There is also almost 60" of wall space that the KD didn't use. Instead of putting the slanted cabinet there, what if I run the shorter depth cabs along that wall for a drop zone and/or pantry space?

Thank you so much for that work tbb123!

A foot narrower and a foot longer, but with a narrower sink and a furniture island, the same concept will fit.

    Neat house!

Hmm ...the duct on the family room wall could be problematic.

I moved the fridge, now 48", down so there would be no pinch point. I used several pantries because I think adding accessible storage is like adding counter space. If your counters are clear because there is a place for everything, that adds efficiency.

I put the wall oven and the warming drawers under the counter to increase buffet space.

That extra bit of counter helps my brain a lot :) Thank you so much! I think I could make the oven wall a baking station then too and would maybe move the warming drawer to the left of the range. I think I'd use it in conjunction with that. It is so helpful to talk this out - I can't thank you enough.

Warming drawers near the range is better. It would be a shame not to have regular drawers serving a buffet counter.

What sort of door style are you envisioning? Something like the FR built-ins? Lots of people (some great kitchens here on GW) use IKEA boxes and 3rd party doors.

I was thinking IKEA boxes. I'd like to see that grey Lidingo in person or I thought of going with SemiHandmade. I will eventually paint out the built in lighter. It's a very dark hole right now and there is plenty of woodwork in the house. Currently, the ceiling is out, the timbers are gone and we'll add can lights and drywall in place of all the stucco. I was working on an IKEA layout today, moving a few things around, but I'm not sure how to post pics of it.

What about moving the prep sink to the other side? And a work table in place of the island?

I think the heat run is going to get in the way of switching the walkway, LL.

Kassjs, did you notice that their is a giant header going into your family room? It looks like someone narrowed the doorway later on. Are you interested in opening it back up to the heat run again? (Are you interested in moving the heat run? Ha!)

    You've got a great place to renovate--congratulations! : )

    last modified: 11 years ago

We could open it to the heat run - I'm not sure how much is too much. The measurement of the doorway if we just open it to the next stud (the section with furring strips) would be 60". I don't think it was narrowed as those furring strips were used to screw the timbers into. Those were bolted to the floor with the carpeting stretched around them. I hadn't thought of moving the heat run. My first thought is I'd rather not, but I'm open to it if need be.

LL, I love the placement of the pantry and fridge. That's where I had them in my IKEA rendering as well. I also think I'm leaning towards a work table on casters so I can move it out of the way should traffic necessitate that. Hubby loves modular, movable design. It would make him happy too. Would the prep sink work on the fridge wall somewhere or should I think of something more like a pot filler? I'm thinking I'll want an actual sink/disposal on that wall...

    last modified: 11 years ago

Oops! Did not see the heat run. (I was looking at the range placement and pipe.)

It might still work if you did a shorter counter and a corner prep sink. I think a prep sink would be a lot more useful, since it's quite a distance (and major walkway) between range and main sink. {{gwi:2136743}}From Kitchen plans

I totally agree - I think having the fridge and range on that wall needs a prep sink. I hadn't thought about wrapping the counter, but it's a great idea on that side. I really like the prep sink in the corner.

    last modified: 11 years ago

What I like is that you can be cooking on the 'lower' half of the kitchen....and the kids can be doing the dishes in the 'upper' half :)

Do you like the 'pass through' to the family/dining area? It's a nice way to keep an eye on the kids, without making it an eating counter.

    last modified: 11 years ago

I think I may skip the pass through as that will also be a "formal" dining room of sorts when we need the room. I'd like that the wall would at least hide dirty dishes in and around the sink. Also, if I slide the doorway down to accomodate the wrap around counter for the prep sink, I would run into that heating duct and I'd really rather not have to deal with moving it if I don't have to.

How about angling the stove across the corner where the prep sink is drawn? Then the prep sink could go off center, closer to the fridge on the fridge wall. This would give you the ice, water, stone, fire configuration that makes for a nice smooth prep.

I think we may upgrade to a 36" and I feel that's too big to put in the corner. Am I wrong?

    last modified: 11 years ago

Well...I just came across a picture of a 48" range in the corner. You could draw up your space on graph paper, 1 square per ft, or 1 square per 6", and then cut out a little 36" range and see how it fits in the corner. A 30" range will take 4' x 4' of corner space. I'm not sure what a 36" will take.

    Here's the 48":{{gwi:2136744}}

From what I've read, corner installs are trickier to pull off and take very careful measuring and planning to do them right. Notice that the ones I put in here have lots of space around the hoods.

Vsalz's kitchen is beautifully done and I'm in love with her prep sink! Maybe that would be good in the corner instead of the range. Would you put it next to the wall or next to the fridge?

I wonder if your window could be made longer/bigger. The hassle of moving a window in a brick house is matching/patching the brick where the old one was. However, if you simply make the window bigger, you would only be removing more brick, and then matching/patching would not be an issue. If you make the window bigger, then the sink could go anywhere under it, which gives you some flexibility.

You could also simply add another window in another location, which also would involve no matching/patching.

You should get a professional's feedback and estimates for changes to the window if moving the sink would improve space and layout options.

Especially with your walls open as they are, any work you have done will be far less difficult and therefore less expensive than standard.

Ideally you will want at least 36"-42" (or 48"ish?) between your prep sink and your range top so that you have room to set your stuff down and do your work of chopping, pouring, mixing and rinsing. So, I guess where the sink goes depends on where you put the range. ; )

Jillius - I do have people I can ask about that. Hubby is totally against it and I'm not sure the budget would allow.

Laughable - I can put the range anywhere on that wall. I think I'd like the fridge up against that little 8" bump out with pantry on the bumpout wall. That would work quite well for us. It's the rest of the run that I'm unsure about.

I do love the idea of splitting the clean up zone from the cooking zone completely - usually there are different people doing those things at the same time.
