Entirely too cheap. As in tens of thousands too cheap. I'd bet this guy isn't licensed, nor planning on permits, and does completely substandard work.

Is that labor only? No materials? I'd still call that low even if it is.

Nope include materials too,

For instance kemper cabinets for the kitchen with granite countertops and tile floor.

Bathrooms are acrylic base with marble tile surrounds and tile floors

Hardwoods are local home depot hardwood around 4$sq ft

Windows are low e with argon vinyl.

Deck is treated hardwood with spindles and railing.

The last 10 fully featured kitchens that I did with Kemper, the dollar average for the cabinets was around 17-19K. That is stacked cabinets, crown, paneled in fridge, etc. Just the cabinet total is 4K more than you're being quoted for everything in the whole kitchen. Those kitchen projects overall budgets averaged between 40-60K for the kitchen, which is right in line with the natonal average for a mid grade kitchen redo. Even my Aristokraft kitchen cabinets couldn't make the number that this guy has quoted you. The last dozen Aristokraft kitchens that I've done have been 4-6K. I'm in TN, in a pretty low cost of living area, not some expensive urban East coast enclave. He's smoking something not so funny to pull those wack numbers out of his hat.

Yeah I'm now starting to wonder how he could include all of these materials. I just thought he was talking about getting them at a wholesale value.

The bad thing is the kitchen is a good size kitchen and would need quite a few cabinets.

I have a lot of questions to ask now.

I can see the windows, the hardwood, maybe even the water lines and electrical, but the kitchen and bath prices are pure fantasy.

It's good that you're asking questions now (before it's too late). Definitely check to make sure the contractor is fully licensed and has insurance. And make sure he gets permits. This contractor could very well do really good work at reasonable prices. He may even be giving you discounts since you have so much work to be done. Also, ask if you can have some references and see some of his past work.

When I got about 800+ sq ft of hardwood installed I got about 6 quotes. For Labor only I was getting estimates at 4500-6500 (again labor only). The flooring cost me about $4500. I ended up using a guy my dad used for his bathroom remodel (I didn't know the guy personally). The guy does amazing work and he only charged me $2650 to install the floor!! It included ripping out the old carpet, old baseboard, moving all my furniture, installing all new trim, and some custom work because I have a sunken living room. Again, this contractor only charged me 2650 - if I had jumped the gun and just assumed it was "too good to be true" then I would have paid much more.

You're getting good advice on here but it doesn't mean it's 100% true. Do your own research. Lots of people do quality work and that doesn't mean they have to charge an arm and leg. The contractor I used is also getting ready to do my master bathroom. He did some tile work for me in my laundry room and half bath and charged $700 for labor. I'm glad I found him. I know there are other good contractors out there too.

Just FYI - I didn't pay any money to my contractor until the work was done. You can probably work out some payment terms too - I would ask for one of the smaller rooms/jobs to be done first and make sure all goes well before you front any money. Don't be afraid to get something in writing either.

Get a few more quotes, then you'll have a better idea if he is in line or totally out of it.

TN can be... inexpensive. But the kitchen, in particular, seems low.

And, definitely call and TALK to the references. Ask very specific questions--how long ago did he do the work? Was he timely? Was his initial estimate close to the final bill (how much extra was charged, as a percent)? Did he work independently? Most annoying habit?

Asking specific questions of the references can help you determine if they actually had work done or if they are best buddies...

Wow, 11,800 to gut and remodel 2 bathrooms? It sounds too good to be true. Just doing our very small bath remodel and this is with keeping the existing tub, bath cabinets and toilet. For materials only, we are easily over 3,500. (Probably more, if I factor in the things like the cement board, tape, thinset, grout, etc.) This is completely DIY too, I'd have to assume we'd pay at least another 3,500 for labor. If I added in the cost of new fixtures and cabinets, just a guess that would be another 3,000 - 4,000 in materials alone. So I cannot imagine 2 complete bathrooms, materials and labor for 11,800. What are you getting for the money - a lot of variables here - where you live, what kind of materials being used, quality of workmanship.

Buckeye - This guy is offering you essentially a new house for $70k. Does that sound realistic? Maybe you found a real bargain, but....

I'm 95% DIY'ing a house much smaller than yours and it will take me 8 years, thousands of hours of labor, and about $55-60k just for materials. I'm shopping extremely aggressively and willing to store materials for years before using them (i.e, a huge pile of polyiso foam for $400, which I've still only used half after three years). Doing all this and I'm still going to spend way over your quote per square foot.

I think it's doable... we spent about 12K on 2 bath remodel( we have shower pan vs bath tub and use tiles) ikea cabinets and porcelain tiles. It's all depends on what you want. Ask for detail breakdown so you can question it.

The materials for our recent master bath remodel totaled $18k (labor was another $14-$15k). The granite in our kitchen was $5200 alone. You're gonna get taken for a ride.

I am in the minority to think it is possible. We just redid our kitchen for ~9K. granite was 2K, cabinets were 4.5K (ordered and we put them together ourselves), tile flooring was $600 (DIY to save ~2K; tiles from Lowes); already had fairly new appliances; painted existing kitchen table and chairs (cost was a gallon of paint); backsplash was $600 (DIY installation to save $); new lighting plus install was 1K. We got lots and lots of quotes for each aspect of kitchen. We actually lucked up in paying to get our cabinets installed. Some people wanted anywhere from 2K to 5K just to install the cabinets. We found a guy who installs for a high end cabinet company and also as a contractor for Lowes. But he also installs on the side after work hours and on weekends and only charged us $500. So do your research on your guy, check his references and you could luck up too.

I agree with Kirk, I would get several more quotes. Also make sure you get full, line item quotes. With labor and each material individually broken out into a list. With that you can get a real apples to apples comparison.

Have you got a set of plans yet? With a remodel as extensive as you have planned a good set of plans is a must.

Umm that depends on the sizes of your rooms and whats involved.. you can't just go by the numbers wan what people tell you on Houzz. Do they now the square footage or the materials you chose?

On top of that costs vary by state and from store to store- example I can get White fantasy granite for $90 sq foot at one store, $150 at home depot and around $110 at another…I could easily get a more rare granite that would cost more than that (although i don't like any granite aside from White Fantasy) or i can get cheapo Uba tuba...

Too many variables!

With the info you have given nobody here can even have a clue.Your info for example says 2 baths gutted and finished $11.8K.That could easily be spent on one bath depending on size ,quality and fixtures.

Kitchen gutted and refinished $13.2 You don't even specify the size ,the quality or the finishes and these people on internet forum are all of the sudden giving you advice with out knowing any details..

The average kitchen remodel these days is $25K and the average bathroom remodel is around $16K.

My advice would be to call some pro remodelers in your area and get several quotes from people that can actually see the project and talk to you about the finishes and fixtures you want.With the small amount of info you have provided here there is no way anyone can give you any info that will help you.This forum and many others are great resources for some things but not what you are asking.
