Master Bath Remodel - Close Off Second Entrance?

The only bathroom on the first floor can currently be accessed from both our master bedroom and the kitchen. As we plan to remodel, we're considering closing off the doorway to the kitchen to make the bathroom only accessible through the master bedroom.

When thinking about reselling, is it preferable to have a private master bath or a first floor bathroom that is easily accessible to all?

For resale purposes, people want a first floor bathroom that can be used by guests. They will be uncomfortable with having people go into their master bedroom to use the bathroom. And no one wants ask guests to run upstairs to use the bathroom. Is there room for a small powder room downstairs? Can you borrow space from another area? If so, this would be ideal - then you could close off the other bath. Another option for resale purposes is to stage the first floor bedroom as a den, and an upstairs bedroom as a master; then it wouldn't make people so uncomfortable about using that as the only bath on the main floor.

I know this is an old thread, but could you divide the bath so that the sink and toilet opened to the living areas but could be shut off from the rest of the Master bath?
