Shower or shower/tub combo?

ok, I'm remodelling a 1970's ranch, about 2400 square feet with 1 big, long main bathroom in the bedroom area of the house. This bathroom is adjacent to the bedroom my husband & I currently use and we have decided to split this big bathroom into 2 smaller bathrooms, creating a small ensuite for ourselves. The other bathroom would then become the "main" bathroom of the house and would serve the children (3 teens). The possible dilemma...there would be no tub in the house, only the two nice showers which serves us just fine but how would it sell in the future?...We don't plan on selling the house anytime soon, but you never know what could happen & I don't want a "no bathtub" issue to sabotage a sale...p.s. there "may be" a future addition on the opposite side of the house that will include a master bedroom & ensuite (with a nice tub) in the near future but not 100% ... would that be ok?

Plan for tomorrow but live for today. If you can fit a small tub/shower in the main bathroom, you would be in better shape if the proposed addition doesn't occur. Even a 5' insert would be better than no tub in the house.

a ranch house is prime family buyer territory. if i had 2 small children and was looking at a ranch with no tub, unless you are in the best school district and single family homes of your size are very rare, i'd buy a different house.

that said, if the family bath renovation is done such that a tub would fit without moving other plumbing, if you put in a shower only now a tub conversion might be doable at the end.

Agreed, as professional home remodelers, as well as realtors, a tub in the home is something we always encourage home owners to keep. It absolutely could hurt your sale.

Agreed with all above, and if you can place the tub in the main bath even better, if the only tub is in the new addition (master?), which I believe you said, a buyer may not think that hauling their kids to the master for bath time is fun. Just a thought. Good luck, and remember ultimately do what you feel is best for you.
