I need a little advice on choosing flooring for my upstairs. I am remodeling my guest room and adding 600 ft by taking over some attic space. The upstairs has been all carpeted in the past except wet areas which are tiled.

On the first floor I have a mix of carpet (master bdrm, sitting rm, living rm), tile (master bath, laundry, front hall and dining rm) and 3.25" hardwood maple in the kitchen/hall/powder. I don't love the maple flooring but it goes with my never-to-be-replaced mahogany kitchen cabinets with maple inserts.

My husband leans toward engineered for weight purposes (he's a worry wort) and I want plank widths of at least 5". Not hand scraped. Not super shiny. Light to medium in color. No pink undertones. It needs to not fight with the maple downstairs too much so I'm thinking some character, but not intense grain or color variation.

With these considerations I'm leaning toward white oak in a light to medium finish. We will be doing the guest suite and maybe the hallway. 900 - 1100 ft. I don't think the guest room will get enough wear to need refinishing in my lifetime.

What recommendations for brands can anyone make? I've looked at Provenza, Provence, Urbanfloor, FrenchConnection and Kahrs online but have not seen any of these in person here in the Kansas City area.
