We just found 3.5 acres that we are going to purchase in a rural part of NC. We want to build an open concept farm house. We only have one child, so we don't need tons of space. We love the Calabash Cottage house plan. We would like to build this house plan without the upstairs space. We were thinking that we could make this a one story plan and keep the roof dormers to let light fill the main areas of the house. Could I somehow convert the dining room into a third bedroom and then extend the breakfast area so that I could put a farm house table that would fit 8-10 people? We really don't need a formal dining space. We would also like to make the garage area a carport to save on building costs. We have been looking at this plan for awhile, but could not figure out how to make it smaller. We had an opportunity to tour a home where this plan is being built, and our attraction to the plan grew much stronger. Please help us downsize and make this plan fit our needs. We really need to stay around 2000-2100 heated sq. feet. Calabash Cottage
