I would likely do two sofas. I would keep them off the walls a bit as well. I would use one where the door is and one where the two windows are. You could add two chairs or a long bench or a couple of ottomans where the windows to the balcony are. Or put the other couch on the wall with the windows and the chairs on the side with the door. I am not a huge fan of loveseats. Unless you simply do not have room for a sofa. I would add end tables with lamps on either side of the sofa against the wall with windows and maybe a little table between the two chairs. Definitely would use a rug under the grouping of furniture. I think a sideboard with a tv mounted on the wall would look great. You could either use an ottoman or coffee table in front of the sofa that is against the window walls.

tibbrix - thanks for thinking that thru for me! Luckily there is no
direct sun coming into the room. I have always loved square coffee
tables, over the more standard rectangle. Im only backing off it now
because feeling an ottoman would better serve the comfort of facing the
TV (but re-thinking square coffee for our living room). The sofa table
will be nice accent in front of window wall which will only block the
tops of the seating on the balcony so a good thing.

- wow, the visual really makes this look like a room! Had thought the seating facing windows would have to be pressed against
the wall (at the door) but see that looks great. Also with seating pulled off glass wall, Im okay with seating in front if extending a bit pass the door.

While I like the look
of the double chairs, think a couch there would be more practical for us
lying down, watching TV since an upstairs rec room, wanting to focus on
most comfort.

Well, it is obvious, but I think you're trying to cram too much into the room. Two sofas and a loveseat will take up 11+ feet even if they're touching at the corners.

If you are only using this room for watching TV and it's not too over crowded in real life, I'd say go for the two sofa's, one love seat. It's basically a theater room with sofas instead of chairs.

Thats pretty close - the 88" sofa and 38" depth of adjacent loveseat are 126" so 10-1/2'.

I thought it would be same as aktillery9 except connecting the two
chairs and since it really has no other purpose other than for upstairs
guests to watch TV, thought aktillery9 idea worked although I did
connect the two chairs into one sofa. Thought the difference would
look like this

justgotabme, yes it really serves no other purpose.
While we have TV downstairs in living room, this would be more for guests upstairs to watch TV for a little private down time which I find as wonderful as it is when visiting to spend time with hosts, sometimes you miss having some private down time. Having it up with the 3 guest room makes it seem more natural to do so.

Plus as a hangout spot for when kids / cousins are there, all college age - there usually a handful of the eight of them at the shore on any given weekend.

I agree with the concept - I just thought all that furniture in a small room means pretty much no space to move around. That may not matter at all given the use (especially when it's being used by the kids as opposed to guests).

Since it's just a TV room or teen gathering room I think your idea will work quite well.
