Better to have buyers lined up around the block to purchase based upon the quality of your workmanship and design, rather than to build and then hope you did what the consumer likes. Depending upon your expertise, consider partnering with a practical interior designer for the look of the place, or design spaces yourself and partner with an excellent contractor with good subcontractors. As a foot in the door, you might advertise in your area as the "go-to" guy for updates to existing properties that are in good areas, but haven't been updated for decades. Many older resort locations have these sorts of places, and potential clients want to purchase but are afraid of the amount of work required and whether or not it is economically feasible to do.
