Trying to sell house, which of the three do you choose?

A. Beige Diana Royal Marble beige floor with Cararra counter and white/ beige/ cream cabinets

B. White carrara marble floor and matching counter with white cabinets

C. More honey brownish beige "beige fantasy" marble floor and cream "crema marfil "marble counter with the black cabinet staying as is.

The tiles in pic with abutting taupe/beige are travertine tiles I wasn't into.

    Are you definitely getting your money's worth from this overhaul? your original bathroom looked decent, although not cutting-edge. What's the style of the rest of your house? is your kitchen updated? All of these questions factor in to what the right choices are here. Like having the nicest house on the block, if your bathroom is too nice for or out of step with the rest of your house, then it won't do you any favors.

    Rest of house is redone, but the buyers keep saying outdated and needs work. How about keep black cabinets and do cararra floor and counters?

    Your choices are lovely and any will look nice. For a sale I'd do the least expensive.

    If the house needs work, you're probably better off reducing the price than putting in a ton of money that might or might not hit the mark with current style preferences. Dark vanities with marble counters are popular and nice, but do you really want to retile the floor? update the lighting? get rid of the popcornish ceiling? change all your towel bars and pulls to nickel? What does your shower look like? (current trends run to glass shower enclosures and no bathtub in the master) etc etc.

    I'm just saying, it tends to be all or nothing -- fresh carpet in a house where the buyer intends to pull it up and refinish the floors is justy money thrown away, and I worry that a half-update here will be money wasted as well. However nice this countertop might be, if buyers want a spa bath, say, then you're not getting there piecemeal. (Have no idea what the trends in your area might be.)


    But if your realtor thinks this is a good move, that's a different thing. Or if all buyers in the area insist on move-in condition, then you can't leave some room behind. Agree with previous poster that your suggestions seem good.

    Thanks for advice, one person suggested keep black cabinets and do white carrara on floors and counters. Heres a pic of house see the beige carpet in adjoining sitting room at bottom? Will white (and gray) carrara go with darker taupe beige carpet?

    This house is going to have the kind of buyer who is going to come in and blow this house up with a reno and redecorating. If it isn' t selling, I'd venture to guess it isn't a bathroom that is the sticking point! Grab another realtor and get another opinion on price point. People will buy this home for location if the price is right.... That's my spin, anyway.

    We lowered the price by hundreds of thousands and it's still been on market a year with no takers. This is how the bathroom looked before I painted it beige. (Thought maybe they didn't like green). See the carpet is beige so which tile would go better with that beige carpet? Should I change the black cabinets to white, cream, or beige? 24 x 24 tile or 18 x 18? 12 x 24?

    Shall I change the light fixtures for white shades and chrome fixtures?

    Change black cabinets to white , or cream?

    Chrome handles?

    What do you guys like?

    Looks top me like that whole room needs a redo. A bathroom that's part of the bedroom is a fatal flaw.

    I'd look at what IS selling in your area to see exactly how those houses are updated. For example, are they all painted light gray with marble countertops and white cabinetry? Nickel hardware? Contemporary chandeliers that make a design statement? Quartz countertops, no mosaic or pencil tile?

    Sometimes it is easier for other people to see your house and tell you what it needs than for you to do it yourself. Sometimes what looks updated to the owner is still five or ten years behind the times. Do you have photos of (say) the kitchen that you could upload?

    Should I change out the shower stool to carrara if I do a carrara white floor? and what to put on shower floor, would carrara look good? Is carrara white in style? Would it make it look boring? Which tile would match this carpet (it's newer so don't want to change it) Would the fantasy beige (more yellowish brown marble look alright?) I think carrara might give it a more spa like and brighter look? What do you guys think?

    Here is a pic of kitchen that was requested.

    Planning on taking down old light fixtures and putting chrome or nickel new fixtures with beige shades and nickel or chrome handles on drawers/doors.What do you think?

    I will paint the cubbies above cabinets beige. I also painted the living room beige and am removing the big tv for house showing to potential buyers.

    A friend said I should remove the built in seats and paint the deck a dark brown instead of taupe.

    It's a beautiful house to me and as private as you can get (note bird sanctuary on left that cant be developed) but still in a lively social gated community. To me it's paradise, but what can you spot thats outdated or needs change that will bring some appeal to buyers?

    My sis wants to paint the kitchen cabinets cream to brighten it up. She says all women want light kitchen cabinets. (Floors are cream/beige) Does anyone agree with painting kitchen cabinets to update? Are dark cabinets out?

    Thanks for additional photos. This looks like a well designed house with custom kitchen and top of the line appliances in a waterfront location. The detail work on the cabinets is lovely. My guess -and it is only a guess because I am not familiar with your market, of course- is that the Tuscan decor is not as current as other houses have. The Tuscan style peaked in my area (southern California) several years, maybe a decade, ago. Ask your agent about the decor. Only a local agent knows what the competition is like in your area.

    I'd really recommend talking to your agent about hiring an interior designer who can work with your budget to recommend new paint and new lighting as well as the choices for your master bathroom update. Friends and relatives can be great sources of comments, but this is an expensive custom house sale that would benefit from a consultation with a really good professional interior designer familiar with recent sales.

    I strongly recommend spending an hour looking at the MLS photos of other houses for sale in your area.
