Listing 07/01/15

We've been working hard to get the house up for sale. Cleaned every square inch, touched up the paint, especially the trim. Decluttered to the Nth degree. De-brassed light fixtures and door knobs. New floors, new appliances. Brought the house to this century. I think.

Staged with our own furniture. We are getting our official pictures Monday, and it will go on the market Wednesday, 07/01. Here is a glimpse of what it looks like now. Fingers crossed!

In addition to Linda's excellent suggestions I liked everything except the kitchen looks a bit stark.
    Ok, really really stark.

I agree with Cear. I would say "over staged". It needs some personality. Everything else looks great

I have to agree with the stark kitchen. It really highlights the florescent light fixtures which is not good and adds to the starkness. It also appears as if the kitchen and bedroom pics were taken at night. Make sure the photos are taken during the day, and try to avoid getting pics of those lights.

The profissional photographer is coming today. Those were my own pics from my phone. :)

    Excellent suggestions so far!

    Photo tips ...

1 - Put lights where they will be out of sight of the lens and bounce some light into the rooms - behind or even on the back of the couch in the first picture, aimed at the wall and ceiling.

2 - Learn to edit for lighting corrections to pull detail out of the shadows.
This took 30 seconds in the GIMP, including nabbing the photo from Houzz. (would look better if done from the original file, not the Houzz screen shot)

Pull the curtains in the kitchen back and remove the valance (unless the rod is too ugly). Also put some items on the counters.

One last thing to all the other excellent suggestions? I would get rid of the swags on the drapes. Pull them to either side of the window and have them hang there. Swags were a 90's thing.

I agree regarding swags. Are you in a hot climate? I'd let in as much light as possible.

Also, not knowing how much work this would be (i.e. paint job), but it at all possible, I'd get rid of the kitchen light fixtures and put up one or two of the 20.00 or 30.00 IKEA track fixtures.

And then add some colored accessories.

However, these are just little details. Overall, it looks really ready-to-go, clean, spacious. Wishing you a quick sale!

Beautiful job. My only additional comments. I would remove the bar stools. I realize you are attempting to highlight the bar opening. But I feel they are distracting from the living space.

I like the rug you have in the living room. I wish it was bigger. A rug should always be bigger than what you think you need. It makes the living space appear large and uncramped.

gwlake - I had wall to wall carpet before, and this rug was relocated from elsewhere, where it was the right size. I totally agree, inwishbitnwas bigger, but I hadn't workbench stuff I already had....

    It's tomorrow!!!!!! Fingers crossed!!!!

Update! We want live yesterday 1 pm. This morning we got a full price offer before they even saw the house. But they saw it immediately after submitting the offer. We are still waiting for some other already scheduled showings, and will possibly have a multiple bid situation.

I know you all had great ideas about staging, but my agent didn't want to change a thing. Professional photos make a big difference in the feel of the home, and starkness. They probably do something with the color balance of the image.

Congratulations. those pics are excellent and show why staging, correct pricing and good pics are so important. Here's to hoping you have a quick closing and better still a bidding war!

My agent also posted a promo video on her Facebook. I had never seen that. She used the pics, and someone did a somewhat generic voice over, extra info. But I thought it was pretty cool.

Coldwell-Banker seems to be a good realty company. That video is impressive! We used them for the sale of my late MIL's home, and it sold for $10,000 over asking before the first showing because our agent had many connections. It appears yours does too! One little fun question. Does her photo look like her? :-)
Can't wait to hear the final outcome of your sale!

Yes it does, but she does seem a bit younger in the picture. Not by much tho. :)

Not the same neighborhood but not that far from my first home. Looks like you are getting good marketing on a modestly priced home. That should serve you well, but don't be surprised if everyone isn't out looking this weekend. I've heard holiday weekends are sometimes very busy for showings (family is together, some have days off and more time, and beginning of the month before school starts again mean families may be out seriously looking) but sometimes folks are busy with family plans. Don't be surprised -- whether you are busy with showings all weekend or things don't start moving until next week. Good luck!

I loved her video! I have never seen that type of marketing. I am impressed.

What an amazing job you did and such great suggestions and tips. I have one question though- when you all say to remove the swags did you mean to just let the curtains hang without the tieback? ((because otherwise I don't see swag?)

    Yes.
