Don't like the floor tile.

The tile is unsettling.

I would dump the existing tile.

The tile is not very easy to decorate with/arround. If you're flipping you'll need to go more neutral so more buyers can picture their stuff in that space. I would change it out.

"New flooring" should be at the top of your to do list. Good luck!

Thank you so much! That is how I feel about it, I absolutely hate it but my partners want to leave it as they feel it would be too much of a cost to replace. Unfortunately I think it's an absolute necessity to replace it, and could turn out to be a much bigger cost to incur if we can't sell the property because of it. Not much trouble to sell the house if you offer fries with it.

honestly, the entire thing looks just awful to me.

HI -- Plain and simple -- it's dated - it's out dated and the fireplace is too . It will never look high end with the 80's still underfoot .

This place needs some dark hardwood floors and some more modern paint choices. There's an interesting layout, but the choice of colours and that hideous tile just kills it all.

That tile is very bossy. The fireplace could be encouraged to live with a modern style, but that tile needs to be from the 80's. You'd have a hard time getting it to agree to any neutral or timeless decor.

I personally don't mind the fireplace, with the right touches elsewhere it might look good and a bit rustic. I wonder if it would be possible to have the stone replaced to something like this

Sorry, but the tile is awful. And the fireplace wouldn't have appealed to me even back when it was in style. As long as you are making changes and the house is empty and being torn apart, this is the time to fix the glaring problems. I wouldn't buy a newly flipped house that looks like it needs a ton of work.

I don't usually do this for a flip, but what the hey. I don't mind the fireplace, but the floor and wall trim have to go.
