My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

      Not sure, but if you have fairly dry shade, try the native Californian Woodwardia Fimbrata. I have quite a few and love them.

      A caveat regarding Nasella tenuissima: it reseeds prolifically even if you comb out the seed heads. It is native to southeastern New Mexico and west Texas and is commonly used in Santa Fe and Albuquerque landscaping. Some of us native plant folks are concerned t hat it will escape gardens into our native grasslands. Beware of where you site it!

      We use Nasella tennuisima all over the northeast Texas and southeast Oklahoma region. Most nurseries and growers run out around mid summer because so many people love it. I've never had a problem with it becoming invasive; I guess our climates are different enough that it doesn't reseed as well here. Thank you for the responses!
