I agree with you. I don't like tv over fireplace or 2 focal points either. I think having your fireplace in your all season room is a great idea. IMO, the next owner would be pleased about your decision.

Jamie, I think it really depends on where you are as well. If you are in very cold climate it might be more of an issue with resale. If you are building the house, do you see yourself moving soon? If not then focus more on the needs of yourself. It's going to be your home! Best of luck!

I guess I am a lone ranger but I don't consider a tv to be a focal point-at least not from a decorating/design perspective. Nor would I put tv above a fireplace. If you are in the design phase, you have the perfect opportunity to configure your place to meet your needs. There are PLENTY of beautiful rooms that accommodate both a tv and a fireplace. As for resale, if I had the choice I would always opt for a home with a fireplace.

In Michigan you will definitely want a fireplace. Try to keep the tv smaller and in a corner. The fireplace should be the focal point. Even if no one ever uses it, when they are buying in a cold climate, they always envision sitting around the fireplace with wine on cold snowy nights. And I live in Colorado and that is what we do:)
