In the photo you can see the house and the deck on it. We want to put a pavilion on the left side of the yard and a pool in the middle of the yard. We are limited by the depth of the yard. We are looking at a 40' foot pool with a diving board, with the diving part being on the right side.

In this photo you can see where the playground used to be, that is where we want the pool house to be and then for it to flow into the pool area.

You really need to find a reputable pool building company.

will they allow you to put a pool within the 100' floodzone? doubt it... good luck

We have already gone to the city multiple times to double check and they have said no problem with building there whether it be the poolhouse or the pool. We have been thru hurricanes and huge flood storms and never had any water back there. Thank you for bringing this point up, thats a good point.

have you talked to your insurance people?

We have been working with a pool company, but its been very frustrating as the gentleman hand draws A DESIGN, and that takes him a week at a time. He doesnt do multiple designs so you can see what works best for the area. Doesnt leave you with the design so you can play with it at all. Nice guy, great company, but very frustrating. He suggested a free form pool, but has yet to provide a single design on that. We have only see L shaped pools - one design. If you ask to tweak it or turn it, takes another week to see it that way. We had hoped to start construction by now, been at this since July.

Yes Matt, have talked to my insurance people as well, and we are good to go on that as well. Also verified with them that we are allowed to have a diving board. Some insurance companies wont. For setbacks, the pool house has to be 5 feet from the back of the property line, 6 feet from the side property line and 6 feet from the house. In regards to the pool, those setbacks dont affect the pool other than the fact that the yard has to be fenced.

Beverly, THANK YOU for letting me know about the pool section, because I did not know that. Also, I couldnt get the photos to upload the regular way, had to upload them the other way. Has anyone else had any problems uploading photos? Any suggestions on that?

i'm thinking you should go with rectangular or L instead of curvy free-form, it seems that they are dated, based on things i've seen here.

So how would you line it up then? Do you line it up with property line on the back left or back right or the back of the house? We have been futzing with the L shape and its been very difficult. It would help if the pool company had a program where you can just move the pool around to see how it looks, but the guy hand draws it and it takes him a week. When it doesnt look right or we want to see it a different way, has to go back and redraw it. We have been at this since July. It would help if we had pool designs that were to size that we could move around a design or something.

Ps. Free form is big here. The more expensive homes have it, or if they have odd shaped yards. We just want a nice looking pool, big enough for our family, and that it flows correctly with what we are trying to do and not look like a train wreck. We also want a water feature on the back side of the pool.

Check with other pool companies. If the design has been dragging on since July, think how long construction will take.

Find a landscape architect that has a strong portfolio of pool design. Work with them on a design for the pool house and location. Expert advise and design is priceless.

    My favorite pool house design.

A favorite pool design that incorporates the require fence unobtrusively

I would go parallel with your yard line with 6' and 5' distance from property line and then as wide as you can to the house. It looks like on photo.Right side of the pool -as your yard borders..Just turn it in 90 degrees counterclockwise .

Take your plan, outline the permit border...and outline inside this space your pool. I did it...Some kind of pentagon shape...you can play within it. You can do also rectangular pool 40x20

one other point... not sure in virginia, do you cover your pool in winter (ours in RI is covered labor day to memorial day...huff). the more time it spends covered, the more you want to have an attractive patio to be in view from your main rooms. looking at a covered pool is sort of depressing....
