House selling

Hi everyone, I have currently had my house on the market for two weeks, first week 6 viewings second week nothing, it's a 3 bed semi in great condition, and recently block paved landscaped garden, had 4 estate agents valuations, saying 159,000 -160,000, bit concerned no interest in the second week, then out the blue the estate agent that we didn't use rung us to see how we're going so I told him and he said he thinks he might have a few suitors, I thought one agent was pretty much the same as the other, or can one really get you more publicity, sorry if I sound a bit impatient, but could do with a sale before early may, any advice would be great ;0)

This is a holiday week. Meaning Sunday is Easter Sunday so lots of folks are away or not looking. I would be patient. Also if you have it listed with an agent, the it should be on MLS and any other agent can call your agent to show the house. If you're listed with an agent, the agent who called you up was out of line to speak with you. Unless you're not in the US. Then I have no idea how it works.

Check the prices of houses similar to yours that have sold. Not the ones that are for sale, but have sold. See how the price of your home compares to those. Do you need to adjust it? It has only been 2 weeks, what are the DOM like in your area? My husband and I don't have that great opinion of RE from personal experience so you might want a different view from someone else.

Thanks all, I'm in England, so not sure about mls, and what is DOM, sorry to sound daft

That stands for days on market. What is the average length of time it takes to sell a home in your area.

6/8 weeks tbh, so I suppose I'm being a little impatient, it's been on 3 weeks this Sunday, just a little odd at 6 viewings in the first week, and now nothing, I'll get a few photos on to gain some feedback advice on doos and donts when we have a viewing

Your home looks very nice. Clean and decluttered. Bedrooms are on the small side, but that looks normal for the development you are in. The outdoor space has both patio and grass. Great for entertaining. Be patient, as long as your asking price isn't a problem you will get your buyer. Good Luck!

Your house looks great and the rooms are a good size, especially for a modern house. Where are you located? I know housing stock within commuting distance of London, Bristol, and Birmingham sells very quickly.

Burton on Trent 25 miles outside Birmingham

Thanks for the positive comments guys, guess a bit more patience is needed

Looks good. Here, in MLS, any agent could show it and share in the commission. Do you only get showings from the listing agent there?

Yes bit rubbish as I have other agents saying we have people interested:0/

Have you listed it with multiple estate agents? If not I would do that. It will probably give you more exposure for those people who don't use rightmove (you are showing up on rightmove?)

I don't know where you live, but I live in KY and it is highly unethical for an agent to call a seller who has their home listed with another realtor. I know this because I was a realtor yrs ago, and I would never list my home with someone who did this. It is called crossing a listing, and where I live a realtor can be disciplined by the Board of Realtors for it.

This is a listing in Great Britain. The laws and rules are different. Commission structure is vastly different.

Pretty sure in the UK you would have signed an exclusive agency listing with the estate agent -- meaning the other realtor should NO contact you but your agent to show the property. Guessing you either signed a "sole selling" or "sole agency" contract with your agent -probably either for 4 weeks or 12 weeks. If it is a 'sole' agency, then you could be on the hook for the commission to your realtor if the other realtor sells it. Probably have to give notice to terminate your agreement with your estate agent.

BTW, I wouldn't even come look at it. From the photos I see major major expenses in getting rid of (1)those nasty black window frames (unless wood and easy to pain) since they look to be metal and having to replace all windows and (2) the too-dreary-for-words black tiles and black counters and (3) in a contract I would insist that you prime all those striped walls and blue walls and get those kiddy decals off the wall and prime if necessary. Also I love to garden -- see a LOT of work getting rid of that white rock/gravel in order to plant perennials.

Point is that it is TOO much to your taste--- striped walls?! Blue and black in the kitchen....... A buyer looks at that thinks - yikes - replace all those windows, prime and paint all those walls, rip out that black tile and that table thing with chairs bolted to the floor and redo it all, and haul out mega tons of white rock..

Get some cream paint and hit those walls. Not much you can do about the black window frames or tile although you might be able to prime them with ZInnser 123 and paint them.

Neutral neutral neutral is rule #1. No unusual colors. No funky.

Good grief. Do we really need to put (your) American standards on every house in every country? Most homes I've been inside in Europe are more modest than considered ideal here, very comfortable and with great pride of ownership...and rightly so.

    morz

Who said anything about "American standards'

I wasn't talking about size - I was talking about ghastly striped walls, decals all over a wall, and bright blue walls and black tile and windows.

Most people do not want to live in a psychedelic world of stripes, violent blue and the bat-cave black.

    Buyers want to see neutral.

Despite what this KNOW IT ALL thinks she knows, don't listen to her. Your house looks just lovely for selling. She isn't the arbiter of good taste or selling taste or anything else. She says she was a lawyer so I wonder where she comes off telling you what your house should look like.

leigh, all new listings get showings. Your home has only been listed for two weeks. I once had a home listed for years. Be calm and patient. The right buyer will come along. P.S. Ignore the nasty comments about striped walls, etc. There is always a deranged one in cyberspace.

Maybe I am the deranged one. I cannot see striped walls. Where are the striped walls???

ETA: Oh, maybe in the 2nd photo. Very subtle stripes.

oh and btw Ann those aren't kiddie decals. It's wallpaper. Maybe you should just stick to what you know

Thanks again for the positive comments guys, apart from Ann Scott, she obviously knows nothing about interior design, it's been a while since I posted but I have three people now waiting on my house, it went crazy after the holidays, they just need to sell, so just a waiting game now, p.s stick to your magnolia Ann, as the drab 80s colour matches your personality by the sounds of things

I like the decor, please don't lump all Americans together. Bland bland beige or means I still have to repaint the walls as I don't relish bland.
