Refrigerator location, very disturbing to me! Visually and functionally a sore spot. It will be a great struggle to reach into the corner to the right, especially if you do not buy a built-in. I would at the least consider putting it where the pantry is and instead drop wall cabinetry down to the counter for additional storage, in place of a pantry.

Walkways are too narrow :( Most refrigerators are 33-36" deep. In addition - walking around this island working from one station to the next will be.. exhausting. Walkways should be minimum of 36" edge to edge. Preferred is 42"

The distance between the arm chair and the island ? appears to be less than 1', I do not think you will be happy with the look or flow of traffic.

I agree with BSB Designs and would like to also comment on the following:

The placement of the cooktop is a problem. There is no backsplash, which is very poor design and dangerous as well. You need to keep that wall if you want the cooktop there. Or switch the refrigerator to where the pantry is and place the cooktop on the outside wall, which is also better for venting.

Another issue is having the door to the outside in the middle of the kitchen. I'd move it on the other side of the peninsula near the eating area.

A 12' 11" wide kitchen is very narrow to have an island, as BSB said, and the walkways are too small.

The peninsula cuts into the room and makes it feel much too small.

The pantry door is much too close to the end of the island.

I hope that you will enlist the services of a certified kitchen designer before you start this very expensive project.
