Only see one angle of the room but I would change the light fixture, remove centerpiece and change curtains. Hang two linen panels and place the rod higher above the window frame.

REMOVE CORNER HUTCH, SIDEBOARD AND WINDOW TREATMENTS. LOWER THE CHANDY SO IT IS AROUND 32" OFF THE TABLE TOP. PUT THE CHAIRS, TWO ON EACH SIDE AND PUT TWO UPHOLSTERED CHAIRS, AT LEAST THE SIZE OF THE CHAIRS, FOR EITHER END. ON THE LONG WALLS, GET TWO MATCHING CONSOLE TABLES WITH MIRRORS ABOVE.

I'm wondering if you have hard wood floors under your rug. If so, are you open to taking up that rug as home buyers now frequently like to see the hard wood. Also, I just staged our home with a stager and can pass on some tips. If you are keeping the paint the same, then you might try the following:
remove the floral valance. Leaving sheers is an option or hang a double rod and leave sheers with two new striking panels in a complimentary color. Perhaps a creamy tone? Also your curtain rod could go higher which would make the ceilings look higher. Or you could leave sheers off for a more contemporary look which would also let more light in and give a sleeker look. You could also put all white table top in the cabinets to really "pop" against the dark wood. You can find frugal white ware at places like The Christmas Tree Shop. You could take off the chair cushions. You could get a larger clear vase and fill it with euycolyptas (sp?)or fresh flowers that are white to pick up the table top ware.

If you wanted to put more money into this you could raise the height of the chair rail because that height seems to shorten the height of the room. You could also paint it out in that same sage to hide it. You could also if you wanted to of course, paint the furniture which would update it. Not sure if you would want to do that as it then might look out of step with your other rooms. The chandelier also looks small for the size of the room. Perhaps a larger one would update your look. Or you might be able to take off the glass light bulb covers. Some lighting stores may be able to show you how to attach a bracket(harp) to where the light bulb screws in. Then you could add tiny shades that would filter the light in a pleasant way.

I agree with Judy M but I think the chandelier is fine. I also like Judy G's suggestion re: the chairs. How about an area rug under the table and perhaps move the corner cabinet out to see if it opens up the space. Your house is Victorian so your dining room furniture is appropriate. You could also add a bright table runner.

We just staged our house and my first reaction(s) are: get rid of the window treatment and just put side panels up--lose the sheers unless you are hiding a hideous view. The light fixture needs updating and put a ceiling medallion up( you can find inexpensive ones online). Since it is a farmhouse, I wouldn't go too formal. The table and chairs fit with the farmhouse, but I would get rid of the centerpiece. Overall, its a nice room. It just needs some additional lighting(getting rid of the sheers should help) and a small update. Another thought is that the room needs softening, adding chair cushions and some wall art would help soften the room

I agree with the comments about swapping out the window treatments and removing the center piece. I would do tall fresh flowers to give the room presence during open houses. The important thing is that your room is clean and clutter free so you are 90 percent of the way there

Simple inexpensive way to add interest. Table cover (small colorful placed diagonally, cushions on the chairs, a potted plant in the corner opposite the hutch, replace or remove the flowery drapes with something solid, simple creme or brown. Maybe an area rug under the table.

Different curtains.

Everyone has nailed this one! Just remember - light, light, light - in colors and in sunshine. A fresh, open airy space wins every time.

I wouldn't buy new items I would rent furniture. That way you can always return it after the sell.

Change chandelier (farmhouse style). Set the table as though you were hosting guests. Centerpiece could be a white farmhouse pitcher with daisies or flowers that compliment dinnerware. Lose curtains. Hang nice rod about 2-3 inches below crown molding and extend beyond width of window. Hang simple panels to each side w/out sheers. You need lots of natural light. Remove corner hutch to make room seem larger.
