bathroom remodeling help needed

Hi All,

We are considering a bathroom project but having trouble visualizing layout. We are planning to knock out an existing walk-in closet and merge it with the bathroom to incorporate a laundry room area into the space. Originally we were just going to make the closet the laundry, but it's awfully narrow...and our bathroom is hideous and needs a makeover! Killing two birds.....

The elements we want included are:

Roll-in shower with seating
Freestanding Tub w/ floor-mounted tub filler, if possible. Otherwise, just a large tub w/ deck or wall tub filler.
Double Vanity
Seperate toilet with door
Enclosed Laundry (prefer to have w/d side by side instead of stacked, with a cabinet or shelving for supplies above.)

This is our current layout:

Once we knock out the closet behind the toilet and vanity, the entire space will be 13' X 13'. Is our wish list too much to ask? :-) This is one idea we had, to leave the enclosed toilet exactly where it is and arrange the rest like so: (not exactly to scale....and it's just one shower......):

What do you think about the asthetics of a corner vanity and the tub in that spot? What are your layout ideas? Thanks, everyone!

PS. Does anyone have any thoughts on where total labor costs including demo should come in with a typical job like this? (I know, i know, without seeing the extent of the work, etc.........just wondering what others have spent, or charged, for something along these lines......)

Hire a professional designer, architect, or Design-Build Contractor.

Just off the drawing and not including the 1000 other factors. A tub under the window is always a plus. I would put the shower to one side or the other of the tub and the toilet on the other if it will fit. Put the washer behind the door or were the sinks are. Place the counter where the shower is. This is just an idea though. If you bring in a Designer, Architect, or Design-Build Contractor they can look at the natural lighting from the window, Identify adjacent walls to important areas (nobody wants to hear a toilet flush right next to there head board). When you give them your budget, it will also help you in your design as putting certain fixtures in certain locations can cost a lot more.

Your project and range anywhere from 20k to 100k. depending on many factors. major factors to consider is the gas line upgrade that might need to be done. Adding a dryer may increase you gas load calculation on your gas line above what it is related which means tearing out your enter line in your house to replace it. If you are on slab, there is going to be a bit of concrete cutting, jack hammering and patch work. there will be even more concrete work if your pipes are under grade. Have you had the wall checked out to see if it is structural? If structural, it can add a good chunk to your project like: footings, posts in the wall, beam(s) etc.

according to your app, this reno would cost almost 70k. That seems quite high for a bathroom.

I would not recommend the corner sink and vanity. it creates a feeling of being stuck in a corner and thus your entire feeling becomes narrow. I would exchange the tub with the vanity. I still think you are trying to pack too much in a small space and would consider either getting rid of the shower or the tub but i know it is hard. One more advice, if you have a window in the bathroom place either the shower stalls or the tub under it. It would create a much fresher feel.

I did try the estimate on Kukun for my project and it was reasonably accurate.. However what you got sounds much higher. Make sure you are choosing the right options .. You are renovating not expanding.. and make sure you have the right dimension because it is all based on square pricing from what i gather..

I am finishing a new bathroom addition that is smaller, 8x13 and after subtracting 25k for the new build structure, mine is coming in over 60k without a tub. Tile for floor and shower, not walls is well over 10k alone. So 70 k is a realistic estimate if you like higher end finishes, heated floor, cabinetry and quality plumbing fixtures.

I would swap the shower with the vanity. This would accomplish 2 things:

--You get a larger shower

--Walking through the door will feel less tunnel-like

Wow, that does seem very high! (gulp..) What kind of materials are you budgeting? As for the advice, I hadn't thought that a corner vanity could make the space feel narrow, but now that they've said it, it's the only thing I can think about! Maybe you can put it where the tub is!
