looks like you have 3 leaders there ... the closest is dead .. and will have to be pruned out ... i suspect the farthest will be the same ... and by the time you have done that ... you are going to have one ugly .. struggling middle part ...i say replace it ...

did you significantly change the soil grade and add that brick wall ... if so.. thats probably your culprit ... and perhaps at the same time.. you fixed that downspout.. and change the water it was used to getting????

had it continued to thrive.. it would have out grown the spot soon ... as it would have gotten out of proportion to its location ...

whether or not it is salvageable.. i wouldnt want to look at how ugly it will be for any number of years ...

be done with it.. and plan on planting something in the fall planting season ...

Ha no my husband was trying to get the whole tree in the pic without the sun glare or shade... this pic was the best of the lot. We haven't changed anything except for mulching and weed barrier every spring. The brick was there when we purchased.

im thinking they did the bricks in the year or two before you bought.. and changed the grade around the trunk by a foot or so ... and no tree likes that ...

and in tree time.. thats how long it takes for the result to show ...
