It seems a bit low talk to some architects and builders and find out but where I live the cost is close to 200.00. There are so many things to take into consideration it would be impossible to tell

i don't know georgia, but in most places i think you'll find that the $200/sf quoted above is the very lowest starting point.

Here, in sunny Southern California this price range has not been possible for a very long time.

I have no insight into your local cost numbers, but I doubt the spread could be that massive.

The advice above (to speak with local architects and RELIABLE builders) is exactly what I would suggest.
