Any revisions you would recommend?
40 yr old couple, no kids, Primary residents, Lake front.

We're looking to accommodate our life style while keeping resale (if ever needed) in mind..without going overboard. The majority of the community is retirees, empty nesters & a few younger couples gradually moving in.

My concerns:
- Screened Porch: the family room and screened porch is vaulted which we Love. However, I'm not loving that it's not off the kitchen. Would you screen in the covered porch outside the kitchen as well making it one large area, leave it as is, or....?

-Deck off Master: I don't want this deck outside our window, but I'm told we need an uncovered area for grilling or we would need to add ventilation. Am I missing an easy fix here?

-Coat closet: considering the mater closet space I think we would appreciate the extra kitchen cabinets verses a coat closet... your thoughts?

-Half Bath: would you flip the sink & toilet (taking space from closet) to keep toilet out of sight if the door is open?

Do you see anything we should consider revising? All suggestions are greatly appreciated.

I would reverse the sink and toilet but you may want to push the wall that the sink is on now back a bit ,so you have more leg room for the toilet if you move it there.

I would NOT give up the coat closet. When we searched for a condo, I really wanted a coat closet by the entry and am so glad we got it. My daughter's new home has a coat closet but it is not near the door and it is pretty inconvenient.

I would suggest making your porches deeper. When we built our house, it called for five foot deep porch and I am so sorry we did not make it deeper. When it rains, it gets wet. It also limits furniture arrangement. I would go as deep as your budget allows.

Stairs to basement? yes, basement stairs to the right of Foyer

Setbacks? Could the house be reshaped a bit? 10' on each side & 50' on back.
lot dimensions: 97.9 x 203.16 x 101.92 x 203.84

Elevations? Helps to understand the style. I don't have the elevations with me. It's a walk out basement..if that helps.

Does the front door face south? yes

Here is a quick, rather crude idea. I'd move the refrigerator left of the stove, and open that wall up for windows. Island gets longer too.

Do away with the FP in its current position and move it to a wall. Would do so even in your current plan as it blocks views.

Not shown here, but I would rearrange the master suite so the master bedroom has windows on 2 sides.

Add a small door or pass through from closet to laundry.

Only a single door (no french doors unless you will have them both open) going out the back -- use windows instead of multiple doors.

I think I would rather have large windows in the Hearth/dining room versus moving the kitchen & having shorter windows. My thoughts were to have a view from the sink/bar out the large Hearth room windows & a front lawn view from the windows on each side of the stove. (front to back views from the kitchen area)

FP: I'm not a fan of open concept. the fireplace is my way of dividing the rooms a bit so I get my separation without closing the rooms off. Do you have a better idea?

laundry pass through/small door: agree that was the idea behind the closet/laundry placement. :0)

Only a single door (no french doors unless you will have them both open): YES, totally agree I've expressed this want. I'm not sure why it was drawn that way.

I can't see on your plan where there are windows.

You would not loose any windows across the back as the dining and living both move to the right, but I understand your desire for a front view.
