Brown Patch - When is it too late?

Hey guys. So I'm on my first year TTTF lawn here in NC. This first summer has hit it hard with drought stress (already seen some die off) and now some disease.

So long story short, I have been out of the country for almost three weeks, and when I got home just the other day, my neighbor told me we have had a good thunderstorm almost every day while I was gone, and my lawn was super tall. As I looked at it, I was noticing some definite brown areas and some diseased blades. So I ran to Lowe's and grabbed some Bayer Fungus Control until I could order some better stuff. After a few days, I feel like I did notice lessening of the browning, however last night when I finally was able to cut it, the brown areas are SUPER pronounced with it shorter. I don't know if the grass height was masking some of the brown areas or what but it looks awful.

So my question is, how late is too late to save? For all I know, the disease started when I left 3 weeks ago, and could have been left unattended until earlier this week when I got back? Some of these areas already have a large amount of straw colored grass. Should I wait another week or so and hit it again with some Heritage or Disarm?

The blades look very similar to this:
