I agree on the kitchen. If things in Texas get any stranger, I might have to consider a less than ideal kitchen. I think the rest of the house and the grounds would be some consolation. ;)

Very pretty, but way too formal for a beach house. I'd love it on a farm type property, or I'd have to slouch it up a bunch!

I would definitely lose some of the formal furniture. I just love the spot. I think it is priced aggressively, will be interesting to see what it goes for.

We were just in Falmouth last month taking the Island Queen ferry out to Martha's Vineyard. I love that area, it's so quaint and special. I can see why you love this New England charmer, she's a beauty and perfectly fitting for the area.

Wow! I love it. The tile in the kitchen is not my favorite, but the tile in my house isn't my favorite either, so I am sure I could live with it. Now off to do the math on how many boarders I would need to take in to pay that mortgage....that would be a good idea for a sitcom.
