And yes, I have to have a place to put my five cats before this house can remotely be listed. There are a few other things I need to do... For me, I'm thinking spring (in New England, that's a good idea...)

(Regards good photos... if the Realtor sends out a dud, or the photos turn out to be a dud, go take your OWN and let him or her see them. I did that for my parents' place when they sold it. But don't make it an obligation that they use yours...)

We sold our house in Dec of 2015. Before we put it on the market we did all the touch up, fix up stuff that is recommended. The agreement we had with the realtor was at least an hour notice before a showing, so we could be sure everything was neat and ready and we could get the pets and leave the house.

Even though we tried to keep the house show ready at all time, we still lived there and had 5 pets so the hour window before a showing allowed us to run the vac. and so a quick straighten before leaving.

One Sunday, do to a miscommunication from the realtor we had 15 min. before a showing and only had time to grab the dogs and leave the house, the cats stayed, so while it was clean it wasn't show ready. This individual took an hour looking at the house and ended up putting an offer on it that afternoon. Thought it was funny that we jumped through hoops for the first two months and ended up selling it with a showing that we felt was less than it should have been.

Gad, I'd be afraid to leave my cats for fear the prospective buyers would show up to find a hairball puked up on the carpet.....

We didn't have a chance to catch the cats and take them with us, the realtor and the client were waiting outside to view the house, and the cats had found wonderful hiding spots. We left for the showing and hoped for the best.

We are finally down to the last remaining thing although one is putting in a new septic system. I wanted the home on the market in April, hoped for June and here we still are. WE live in New England but hoping fall will still be a good time. No pets so at least we do not have that worry. Thanks for the list and Sandy great story! Just goes to show all this work doesnt always need to be done!

I would take the dogs out with me when people arrived, but the not the cats. People often commented on the big fluffy cat snoozing away on my bed. The people who bought the house also had 2 dogs and wanted to see mine before they left each time they looked at the house.

When we sold our last house, I had a system. All our important paperwork and medications were in a bin I kept in the kitchen and put in the car for showings. I also put the cats in the car, along with their litterbox. Food dishes were stashed. Cats hated it, but I didn't want people to see evidence of a cat (because people think they are dirty).

One realtor freaked out because the listing realtor had a note about not letting the cats outside, and she didn't see the cats (because they were in my car).
