You're not fitting 50pounds of flour in a 5 pound sack. Hire a local designer who is familiar with local products and the codes concerning access etc.

I would put the FP on the stairwell wall and avoid a sectional unless it is a reversible chaise one so the chaise can change sides when you want to rearrange. They work well with one accent chair. A 3-seat sofa and two chairs are more versatile. Consider placing a dramatic table at the three windows, sofa facing the stairwell wall with its back to the dining table. Pair of chairs at each side of the sofa, facing each other over a coffee table. You might like swivel chairs. Will there be TV here or is that in the bedroom? Make sure all pieces are apartment/loft size. As for the kitchen design, I would eliminate the peninsula, put the stove on the short wall, add an island for the sink, place the fridge on the wall where you show the sink now. You want the fridge close to the sink for ease of offloading foods to be prepped. If you make lots of soups and pastas have a pot filler installed at the stove.

I think you have a decent size space maybe some people don’t know meters from feet.

I agree Ikea has great ideas for small living. Can you be more specific in some of your ideas? I'm curious what kind of library you want, and how large. Also, I would like to see photos of the present space. How is your natural lighting?

I am not a designer. I work in the color industry, and I'm currently renovating my own home. I am always looking for ideas and inspiration, and sharing and learning.

I think it's the best placement. You have a balcony outside that space? And one window? Moving your living room area where you have 3 windows is a good idea. I like suiteblueyes photo, looks like it will work perfectly.

I also like the layout suggested by suiteblueeyes (the third photo). Because there is an opening on the right, you want to keep the flow of traffic open so that it's easy for you (and your guests) to walk in and out of there.

The vertical wall on the left is without windows so you can fully utilize the entire wall. You can have the fireplace in the middle (like in the third photo), a TV above it, and build floor-to-ceiling bookshelves on both sides that will give you a nice library.

decoenthusiaste and suiteblueeyes I really like both your ideas and appreciate a lot your efforts.. you are giving me a lot of help... I agree with both of you and I am now (quite) sure that the proper location for the kitchen is the right space, near the terrace, while the living must go somehow on the left. This is not a banal decision as it may looks to someone else eyes. Moreover, it would be great to have my kitchen realized as decoenthusiaste project... really like the "central island", because the space of the kitchen is otherwise too large to place furnitures on both the walls. Also, placing the table nearby the windows looks a very good idea, but... the space behind the sofa is probably limited (?) and I personally think that the fireplace on the left wall looks overall better.. at least to the eye of a guest just entering that room from above... suiteblueeyes drew three very well "equilibrated" spaces placing the table in the center... isn't it?
