I worked with them and they are amazing go try them out they did my kitchen and it looked like another home but better

Yes, Alison, I share the same concern. Our kids are young and we thought maybe the office could function as that space until they are a little older. The Play room could function as a media/flex/pool room.

HI -- That is a very spread out plan . The master seems so small for such a big house . And are you going to be fine with zig zaging your way through the den to get into the master bedroom . That den looks hard to navigate . I also wonder why a playroom is so far away . It might also help to have a shower for the pool users . I also see the plumbing is all over the place ... that is going to cost a lot .

I think you should add a few more receptacles :-)

Do your children never become ill in the middle of the night? I would never hear them from that master bedroom. Also, so many exterior doors is a safety concern with small children, too. This house is fit for a family with teens, but not good for a family with young children. I hope you have an interim safety plan in place and they are old enough to use an intercom system, or something.

Yes totally agree. We envision two of our littles sharing Bedroom 4 and our baby being in bedroom 3. We would be in Bedroom 2 (just to sleep) while they are little and move over to master eventually. Then each kid would have there own room when they are older.

Okay, well my only other comment, and my husband's, too, is who wants to clean 6 toilets? You apparently do not like to travel to get to the loo.

I say do what works for you! Our kids sleep upstairs and we are on main floor. I have a monitor in the hallway and if someone wakes we hear them. All good

Without exact plans with measurements, it is hard to make detailed comments. You have obviously spent a lot of time on this. Here are a couple of key issues I would revisit for better overall functionality. 1. Re-design the master suite. It is not functional, or very impressive for this level home. Walking the pathway to bedroom or to get something from closet is challenging and will get old very fast. 2. There are too many "exceptions" I don't think these little spaces outside master and on other side outside playroom will be used at all. Incorporate into floor plan to improve layouts of those two wings. 3. I don't understand what seems like a pantry behind kitchen and another closet off front door and a closet right off front door? 4. I don't understand why garage is so far away from house? Dragging groceries and kids will be challenging. 5. With size of your family, the refrigeration space seems small. Need more. Maybe you are incorporating under cabinet refrig drawers? I question coming in front door and facing what I think is your formal dining room? To each his own, but I see all kinds of problems. Sorry, just have to be honest. I will stop with that.

I think your new house looks just beautiful and very functional. One thing that I notice that is missing that I would want in my house is some kind of flat surface near the dining room for when you feed large groups (a place to set up a buffet, etc). Otherwise, you would have to use your bar or the kitchen which would take away from a more formal experience. I see you have a drink center already which is great. Maybe some kind of low divider between the dining and living room where you could store your nice china and set up a buffet if needed? But that's a personal preference and you may decide you don't have a need for that at all. I also wouldn't worry about being far from the kids - having your privacy over time will be appealing and they make great baby monitors, etc. these days.

I like the plan, and that in spite of it's size looks economical. Just remember to supply outlets in the floor where there is seating. Love walking into the dining area as it's great for events and flexibility.

I'm a big fan of courtyard homes. One of their best features is cross breezes, reducing the need for air con, so situate your windows opposite each other. Build in outside shade too.

One of the most important rules in kitchen design is never to put your refrigerator in back of your primary sink or cooktop. Every time anyone goes to the refrigerator they will disturb anyone cooking or cleaning. Since you are breaking a fundamental rule of kitchen design you should work with a good kitchen designer to make this design more functional. One big improvement would be to switch the refrigerator and the ovens. You want your ovens near the cooktop anyway. The fact that such an obvious design improvement hasn't been addressed yet means that you have other improvements that a professional can help you with. And if this design was done by a professional kitchen designer then they are not the person that will be able to help you improve it.

Map the flow of how you would do things and all the corners/furniture you would need to get around.

Also, hope you are planning some type of automated door lock system. I see that as a lot of doors to keep locked/entry points to check each evening.

Suggest moving the mudroom closer to the pool side and find a way to share a bath between the pool and the mudroom/laundry room, then having bedroom 2 have a jack/jill bathroom.

It looks like an interesting layout but may not functional for the bedroom areas.

This is a very nice plan. Yes to switching fridge w ovens and consider having the office function as the playroom while your kids are young. I think this house will transition well. What we need in a house changes as our kids grow older and need / want more independence. My only advice is to keep the playroom and office generic so you can easily swap out in the future. And yes for the outdoor shower. Best of luck and please post updates!

I think I just noticed an outdoor shower by the master? And my thoughts on the current master size...perfect!

The only drag will be groceries...but small trade off for everything else.

And as for the progression on the interior getting to the master. Yes it's not ideal but I would take the short cut by the pool. Gorgeous CA weather...

Having easy access to a bathroom/change room for quests who come and use the pool is very important. You don't want people trekking all wet through the house & I don't think you want them using your master bathroom.

Kitchen does need a lot more though. We'll seek out a pro to get design and layout help.

I also agree that the playroom is too far from the living/kitchen for our current situation with little kids and using the "office" as a playroom will satisfy that issue until they are older.

We plan on hopefully living in this home forever and looking for a layout that can evolve to accommodate: teenagers, a possible boomerang kid, us aging, an elderly parent moving in, and hopefully grandkids.

I think it's a shame to have a lovely master suite and not use it upon moving in. Maybe monitors/cameras to check on the kids would be better. Will you have a security/monitoring system? I bring this up, not only because your kids are small and their rooms on the opposite side of the house but also because when they are teenagers, there are lots of doors on that side of the home to sneak out/sneak others in (even if you have great kids, they will be teenagers).

The distance from the garage to kitchen for unloading groceries was the first thing I noticed, assuming you are using the door near bedroom 2, it's still an uncovered hike to your garage. Might you consider a breezeway there? And with kids, etc. I would personally rather a covered space (and I'm in Southern CA).

Will the living room serve as your main family room for TV, games, etc? Is there a media center planned on the fireplace wall?

Thanks Lisa... We're full on planning a solid security/monitoring system for the entire house. I like the idea of being alerted to any door or windows opening... But I'm sure the kids will be smart enough to find a way to disarm it, oh well. I snuck out a lot in high school and Im sure my children will do the same... My only hope is that they have good judgement, or have automated cars, and they don't drink and drive.

We do see the living room as a place to watch TV and need to figure out how best to work an entertainment system with the fireplace wall. It may look better on the N or S wall. I'm not a fan of the TV over, or next to, the fireplace look. Although my wife tends to like it, so that's probably what we'll have:)
