thoughts on rendering

First time home builder. If you all lovely people wouldn't mind having a look at my floor layout, and offering feed back on it. As well as ideas and thoughts on renderings.

The left side of the lot has the mountain views. Street is at the front of the house.

First photo is upstairs, second is main. Above the two car garage is separate suite.

These drawings were done by Nafnaf on this site! thanks :)

Thanks

    Nice simple comfortable home.

Question: Will the middle bedroom be a kids room or? I ask because there's nothing between it and the master for sound blocking.

In the kitchen I'd be inclined on the outside wall to have the fridge on the end near the deck, then the DW and then sink and put the stove on the wall where the fridge is now. This would give you more prep space between the sink and stove.

What are the plans for windows?

We are a couple with no kids at the moment, so we could put some kids in the farther bedroom.

Windows... I have some ideas but open to suggestions.

    Which direction is north?

You've got a ton of doors all opening around your foyer. Either enlarge the room or do pocket doors.

Just looked again. Three bedrooms and only one bath? I lived like that until my children were 9 and 11 and believe me, it was NOT good!

It's one and a half bath downstairs.

North is the back of the house. The deck side.

The downstairs bath will be with a shower as well.

Ok one thought. Is there any way to turn the house around so you get the most light coming in on the south? Right now you're really losing out on passive/solar heating and cooling which in your area is a big thing. It will take more to heat and cool your house with the public rooms facing north.

    Hi Kiah,

When I saw you project, I thought that you could use the same concept of a house I like (click on link). That house is bigger but could be adapted, and yours could look better as you also have a porch on the right side. Just now I noticed that you like modern. You could still enclose the stairs for the rental as shown in the link.

    ...

    Anglophilia,

You have a point about too many doors. The foyer is not that narrow, it is roughly 9' wide as shown. That quick sketch was meant to be used as a starting point.

    ...

    Cpartist,

You also have a point. They can always use sound insulation and a double layer of drywall. They can even make it "soundproof" by adding a "z" channel and rigid insulation in between.
