New House Plan Review

2700 sqft new construction ranch house

Need help with the kitchen layout as well as the overall flow of the house. I love it as it but something doesn't seem right as far as how it flows. Any help would be appreciated. The Kitchen flow is my biggest problem as of now. Possibly want to remove the pantry and mud room or change around their locations.

Post your kitchen layout in the kitchens forum - they work magic there! I definitely wouldn't love having the traffic from the garage and laundry room coming through the kitchen. Could you relocate the laundry to the bedroom area of the house? You have quite a hike from the bedrooms carrying dirty and then returning clean laundry. I do like how you have the private area of the house separated from the daily living space. You have a lot of corners on your floor plan which are going to cost $$$.

Two quick thoughts. First, you may want to post a plan with the dimensions on it . . . it'll make it easier to judge what's too small/narrow or big/wide.

Second, as lakeerieamber said, you have a whoooole lot of exterior corners going on there. A basic rectangle is the easiest shape to build (and heat and cool) . . . your plan will be more interesting in a visual sense, but you may want to aim for a better compromise of form and function.

The red numbers are feet for dimensions. :)

Agree about the laundry as I mentioned in your kitchen thread.

    Where are you located?

Do you have elevations to go with the floor plan?

What is the size of the lot?

The lot is .38 acres in Northern California. Here are the pictures requested. Thank you for helping

Well, you would gain more useable kitchen space and counter length by eliminating the opening for the pantry as shown, and combining the pantry and mud area with access to the pantry from the corridor connecting the garage. There's just too much diverse circulation in the kitchen area, taking up too much space.

Your plans are really quite varied spatially and suggest a strong and enlivening experience inside the house. The plans are quite good I think. Unfortunately, the excitement and sophistication of the interior spaces are well hidden behind the rather Plain Jane exteriors, which conceal any sense of design or uniqueness on the interior.

My suggestion is start over on the exteriors and let them be a little less "ranchy" and better suggest some of the excitement of the interiors.

Good luck on your journey--exciting times ahead.

What about something like this? x-posted on the kitchen forum.

I moved the laundry to the private part of the house, but next to the office. I also created an L shaped kitchen with only one door into the pantry and the mudroom. This also straightened out a few walls which will wind up saving you a few dollars.

Nice change. We have seen this plan before, haven't we?

I put it up a while back but still trying to figure it out.
