"...do this without lifting the house." Ouch. The most appropriate way (ahem...the best option) is to lift the house, remove the old brick, properly dig the foundation, pour it, allow it to cure...and then put the house back down. All the while the house would be vacant.

I know that there is a way to dig a new BASEMENT FLOOR without lifting a home....but completely replacing the foundation without LIFTING....would be very difficult. It might be possible to HOLD the house at the current level...and then remove, dig, pour, etc without LIFTING....but there is no way around the stabilizing required (which is most of the expense) while one foundation is removed and the other is poured.

I would contact a specialized company that deals with foundation replacement and/or deals with upgrading historic properties. But you are correct...no matter how you shake it this is going to cost PLENTY of money.

What does a leaking foundation mean? Is this a basement? Do you live in a climate subject to frost heave? The house seems to have made it a hundred years.

For Joseph...that's what my brother said. Why after 100 years does the how now need a foundation. The guy who owns the downstairs unit has a contractor coming tomorrow to assess the situation. We live in SF and there isn't a basement but there is a ground floor unit.

There's water seeping into the drywall is what he told me. I'll see for myself tomorrow.
