I typically charge a single floor starting at $390 for a set of plans to take to the permitting department. This includes a rough HVAC, electrical and plumbing plan view only. If elevations, material list and other design information and help is required, then the pricing goes up from there. It really depends on the scope and what the client is expecting. If the client has an empty space, or rough idea of what they want, there is still a lot of thought that goes into developing a plan.

A question that I get a lot is why so much, what do you do?

At least an hour meeting with the client to get a feel for your needs, budget, wants. Measure and view space, if applicable.
