Do you have a lot? If so, which way is north? How old are you? Do you have children? What part of the country are you in?

Yes we have a lot in North Carolina, footprint is fine for each. The front yard should be relatively flat with a slope to back making it good for a basement. I think the lot faces North East

My first impression of Summerlake is that this will be a very dark house. Covered porches keep direct sunlight from entering rooms; the only rooms in this house with good natural light are the master bedroom and front bedroom/study. The master bath is a very inefficient use of space. Upstairs, I would scrap the jack and jill bathroom and give it hallway access, so someone using the bonus room can use the bathroom without going through a bedroom.

Ansonborough: do you need 3 garage stalls? Eliminating the single stall gives you windows in the kitchen, and takes the laundry room out of a traffic area. I am not a fan of angled hallways, nor the distance from kitchen to dining.

The upstairs has the same bathroom issue - and the window in the smallest bedroom is ridiculously small.

In both homes, laundry is far away from most bedrooms, which may not be a big deal, depending on the ages of your children. Neither home has a guest closet near the entry - even if you don't need winter coats, guests may have a raincoat or umbrella.

Please post which one you decide. In NC, too. Haven't been able to locate the Ansonborough. I really want to see this plan in person especially the side and back elevation. I found a Kensington Park which is similar.
