At a loss on a living room

My wife and I closed on our house recently. We love it! We're gradually moving in, but boy have we hit a snag. We can't figure out what to do with this living room.

The attached pictures give some what of an idea but our big dilemma is there seems to be three focal points: A fireplace, a window seat, and a tv (we can't figure out what the heck to do with the tv)

The furniture shown is from our old house. Everything is still a work in progress and making new purchases is not out of the question.

My wife likes the idea of the current layout but not the look. I like the idea of mounting the tv on the stairs wall but that would require closing off the window seat with a couch. We don't want to put a tv in front of a window.

Oh my gosh we're going crazy. Please oh please help!

I think the TV is in the only logical position above the fireplace. I would add an area rug to ground the seating area and move both sofas away from the front door/window a foot or two. Good luck!

I would move the sofa so that it is parallel with the fireplace. Move the coffee table in front of the sofa. Move the black console under the window. Move the white chair to the side of the sofa opposite the window (to the left of the fireplace). Put the floor lamp between the sofa and the white chair. Get rid of the side table. Put a cushion on the window seat. Keep the tv over the fireplace. Have you tried that layout?

I think we've tried something similar. Kind of creates dead space between the big sofa and the wall. Also, not sure if the picture shows it well, but the fireplace is on a diagonal wall

I would get a sectional sofa, not too big, put it like you have loveseat and sofa, two small ottomans in front of fire. TV hang over fireplace, not on stair wall, traffic going pass will drive you nuts. You may have room for an accent chair. You may be able to put narrow console behind sofa under window with a couple of lamps

We're thinking the tv above the fireplace and a narrow hallway table along the stairs will be the best bet. Still not settled on the seating situation. We like the idea of a sectional, but if we have people over for a game, I'd like to be able to move the couch in front of the tv temporarily (tacky, I know.. but it's better than cuddling with my friends :P)

We like the idea of taking the furniture off the walls but we're not sure it will work off the front wall. The room might not be big enough to create a usable space behind that couch. We'll keep playing with it!

Congratulations on the house closing. I just wanted to throw this layout as an option to you and your wife.

The largest piece would be the sofa with a chaise configuration that leaves you with plenty of seating yet still open. Two arm chairs adjacent to the fireplace with the TV mounted above (only rational solution). What seems to be window seat looks a bit too narrow and too high in the pictures, would suggest using it as a side table/display with a table lamp. Double round coffee tables or one single oval table would be best considering the angled fireplace. Anchor the seating group with an area rug, could be custom cut with edging or two layered rugs to complete the shape. Place a console table or a desk with a chair under the window next to the door, a floor lamp in the corner. Or you could use the same console just behind the sofa instead of the window. That would give you some surface function as a "side table". A bench at the stair wall for additional seating with a mirror or art would look great.

That's not technically a window seat & if it were it's not a focal point. The focal point is the FP. As much as I usually suggest not putting TV over FP for your room it's the only place it won't be in a traffic pattern. MOVAdesign has a great plan for you. I just purchased to small chairs for my den that swivel & they have worked out great.
