Can I assume you mean 13'8"? And is that measurement from the entrance wall across or from the bathroom wall across?

This is a very rough drawing. However, if you were able to purchase a Murphy bed, you would gain much needed living space. I placed the Murphy bed on wall left of entry. I placed a dresser on back wall to act as if a buffet in dining area. I placed couch, chairs and sofa table in front where windows will give natural light. TV can be placed on swing arm on large wall between sofa and chairs. The TV can the be viewed from LR and bed area. Good luck with your new place.

Not a pro but love doing small spaces - am sympathetic with Madden, Inc's plan above but with a couple of tweaks: depending on style/size of dresser, move it to under wall mount TV, use the surface for wine/drinks service when entertaining. Find a small night table - yes, do panels...and if on a budget, IKEA has ceiling rods and panels. It must be a rental? So built in shelves might be pricey. Table at window is a nice choice because it doubles as a desk with natural light. Perhaps a pair of inexpensive bookshelves on either side of dresser - one near the entry to drop things as you enter and/or for guests when they arrive. If you like to watch TV while dining alone, you might consider a narrow table behind sofa with one of the 4 chairs - close to kitchen and more appealing than eating on sofa..maybe?
